If you know why a seller wants to sell then it just helps in negotiating a better offer.  The more motivated the seller then more you can use your negotiating skills.
Try to work these questions into the conversation to figure out how badly they want to sell:
Need more space?Need less space?Want to relocate?Are unhappy with neighbors or the neighborhood? 
It is possible to be able to negotiate to have the seller finance part of your purchase. You can explore the possibility if they:

There needs to be more engaged activity in philanthropic work and more giving back to the community. I believe it is a very important key to success for realtors to be outstanding and involved members in their area.

collette lee: Referral Fees: Illegal? True or False - 12/17/07 05:30 AM
The other day I was asked if another agent sends out flyers promising a referral fee to any person who brings in a buyer a seller is it illegal?
Being in the business for over 20 years I KNOW this is very ILLEGAL! Making this statement TRUE.
It's stated in the RESPA (Real Estate Settlement Procedures Act) that payments of referral fees from an agent to an unlicensed person is prohibited. However, there has never been anyone busted for it.
Which made me start to wonder...Why on earth is there a law in place which obvious offenders never get punished for? Any ideas?

This past weekend I hosted my annual Christmas Brunch that included friends and clients new and old.  My first Christmas Brunch started years ago with my closets family friends and over the years has grown into a catered brunch for over 100 friends.
I don't know what other realtors do in terms of keeping in touch with clients, but this has always been my special way to show my appreciation for their business and friendship.

My son is in real estate (trust me very ecstatic with his decision), anyway I was looking at his business card awhile back and realized there was no picture of him on it anywhere.  So I asked him why he decided to opt out of having a picture of himself on his business card.
He came back with..."Do doctors have pictures of themselves on business cards? What about lawyers or even carpet cleaners?" I guess I really never thought about it. We are really the only profession that universally has our own pictures on our business cards.

I recently stumbled across this website Ta-da List, that manages you To-Do-List.  If you're still writing your lists on scraps of paper (trust me I was doing this up till about a week ago), then maybe you should check this website out!
You can migrate your lists to the web, where you can manage not only one list, but multiple. You can even share them with your other associates, co-workers, or clients.  It definitely keeps you organized and God knows I need that.

So what's the magic number? You want your offer to be good enough to attract the seller's attention, but not too high that you overpay for the property. So what to do? Hopefully some of these tips can help you.
Different markets require different strategies. In a buyers market you can often have the luxury of offering below the list price. You and the seller can then negotiate until you have reached a mutually acceptable price.

My friend who is also in this business, shared with me this funny little story...
"Bonnie", a real-estate agent, had some trouble getting a listing from a customer who had a theory: "there is no substitute for experience." After he asked Bonnie  a third time how many years she had been in the business, she told him: "Sir, there is a little-known historical fact that Moses brought three tablets down from the mountain - two were the Ten Commandments and the other was my real-estate license!"  Needless to say, she got her listing!

Make sure all rooms are brightEnsure all fans, lights, and switches workPaint interior and exterior and clean guttersHave carpets cleanedRecaulk all tubs, showers, and sinksClean and wax all floorsTrim trees and shrubs, plant flowers! (Curb appeal is important!)Make sure home smells fresh (No smoke or pet odors)  
You can not believe how many times I've been to show a home and the house has various odors which not only turns me off, but my clients as well (not good).  That has to be my number 1 tip!!!
