Prop 13:
Under proposition 13, real property is reappraised only when a change-in-ownership occurs, or when new construction takes place. Generally, a change in ownership is a sale or transfer property, while new construction is any improvement to property that is not considered normal maintenance.  Except for these two instances, property assessments cannot be increased by more than 2% annually.
Prop 8:
Due to the dire market conditions within the County of Riverside, the Assessor's office has begun to review the value of properties purchased within the last year in an effort to determine if value reductions are warranted under Proposition 8.

tips: Let's Simplify Foreclosure - 01/17/08 10:29 AM
What is Foreclosure?
The foreclosure process enables a lender to recover the amount owed on a defaulted loan. The lender has the option of selling the property or repossessing the property.
The beginning of a foreclosure process is initiated when a borrower defaults on mortgage payments. The lender then files a Notice of Default or Lis Pendens. Some of the ways a foreclosure process may end are:
1.  The borrower pays off the default amount during the pre-foreclosure perio determined by state law.
2.  The borrower sells the property to a third party during the pre-foreclosure period. The borrower is able then … (0 comments)

tips: I Am Woman Hear Me Roar! (Part 2) - 01/10/08 07:30 AM
Why A Woman?
Previous studies have shown women owned (non-family) businesses perform at a lower level of performance than those owned by men.  However, in a study conducted by the Center for Women's Leadership at Babson College & Mass Mutual (2003), family businesses led by women get better financial results than family businesses led by men.  Female led firms employed significantly less workers to obtain the same amount of sales as men owned family firms, and were reported to be 1.7 times more productive.  Women owned businesses were shown to have 40% lower rate of family members leaving the business, and were … (1 comments)

tips: I Am Woman Hear Me Roar! (Part 1) - 01/07/08 06:55 AM
Women are taking an increasing role in the management of Family Businesses.  Recent studies show women are being considered almost on an equal basis with men. In the past, women (usually daughters) were often excluded from management of the family business in favor of sons.  Now, it is very likely the next leader at your family business...may be a woman. According to the American Family Business Survey (2002) presently, only 10% of family owned businesses are run by women.  However, 34% of family businesses report their next CEO may be a woman.  Of the 35% who say they may have "co-CEO's," … (2 comments)

tips: Lack of Judgment - 01/03/08 10:43 AM
Try not to become a man of success but a man of value.Albert Einstein
In a busy world today everyone wants to be rich or aspire to having more, but have some people forgotten that sometimes success is based on your values and morals?
This past weekend I saw a man drop money while he was fumbling around in his pocket. Well, being the karma believing person that I am I started walking over to the money to return it to its rightful owner.  However, someone beat me to the punch, but instead of returning it, they placed it into their own pocket.  … (1 comments)

tips: Making a house a home - 01/03/08 10:27 AM
After the cleaning and sprucing is complete, the next challenge is to move your belongings in and arrange them so that your new place feels like home. Some home buyers have a well-honed sense of style and a great eye for decor. They know before they even move in where each piece of furniture will go. Most homeowners, however, feel intimidated by the decorating process. If you like the way the sellers arranged their furniture, take photographs to use a guide for placing your own furniture when you move in.FIRST-TIME TIP: Recently, sellers have been hiring decorators who specialize in staging … (1 comments)

tips: In A Buyers Market… - 12/19/07 08:32 AM
If you know why a seller wants to sell then it just helps in negotiating a better offer.  The more motivated the seller then more you can use your negotiating skills.
Try to work these questions into the conversation to figure out how badly they want to sell:
Need more space?Need less space?Want to relocate? Are unhappy with neighbors or the neighborhood?
It is possible to be able to negotiate to have the seller finance part of your purchase. You can explore the possibility if they:
Have lived the a long timeOwe little or nothing on the houseAre retiring
It is also possible to have more leverage … (3 comments)

tips: The Real Housewives of the O.C and Realty? - 12/19/07 04:11 AM
Last night, I just could not fall asleep so I ended up watching some T.V. to help nod off. Anyway, I flipped to the station Bravo to see this show The Real Housewives of Orange County.  There was this one woman who works in Coto de Caza real estate and she was talking about her real estate practices.  She believes because she is good-looking and has a different approach to selling houses that this will make her "Top Dog".
These are some of her tricks to the trade.
Call your client cheap. Never thought of it, but it could work. Maybe by … (4 comments)

tips: A Secret of Success - 12/17/07 05:50 AM
There needs to be more engaged activity in philanthropic work and more giving back to the community. I believe it is a very important key to success for realtors to be outstanding and involved members in their area.

tips: A Christmas Party For Clients Past, Present, and Future… - 12/17/07 04:48 AM
This past weekend I hosted my annual Christmas Brunch that included friends and clients new and old.  My first Christmas Brunch started years ago with my closets family friends and over the years has grown into a catered brunch for over 100 friends.
I don't know what other realtors do in terms of keeping in touch with clients, but this has always been my special way to show my appreciation for their business and friendship.
I would just like to know what others do for their clients at this time of year. Do you host special parties for your clients? Or maybe even … (0 comments)

tips: Let's Get Organized - 12/05/07 05:21 AM
I recently stumbled across this website Ta-da List, that manages you To-Do-List.  If you're still writing your lists on scraps of paper (trust me I was doing this up till about a week ago), then maybe you should check this website out!
You can migrate your lists to the web, where you can manage not only one list, but multiple. You can even share them with your other associates, co-workers, or clients.  It definitely keeps you organized and God knows I need that.
This is a free web-hosted service (you would be lying if you didn't like free) so just check it out. … (1 comments)

tips: Tips on How To Make A Good Offer... - 12/03/07 06:40 AM
So what's the magic number? You want your offer to be good enough to attract the seller's attention, but not too high that you overpay for the property. So what to do? Hopefully some of these tips can help you.
Different markets require different strategies. In a buyers market you can often have the luxury of offering below the list price. You and the seller can then negotiate until you have reached a mutually acceptable price.
A seller's market, if your in a multiple offer competition with other buyers, you may not have the a chance to negotiate with the sellers. In this … (1 comments)
