Colorado Springs has a number of first time home buyers on its own and then there are those who don’t want to live in a big city like Denver or can’t afford to live in Denver.
 
First time home buyers who can’t afford district 20 may look at district 11, the Central district.
 
With the Colorado Springs market heating up let’s look at the last 3 months of 2015 and the most recent 3 months.
 
For this comparison I will focus on the most typical properties for first time buyers, those from $160,000 to $280,000 in district 20.

Houses were started in the late 50’s and building continues to today.

They are located in school district 11.

6 of the 13 had a finished basement.
Sold prices ranged from $203,500 up to $306,500.
The median sold price was $254,000.
Median price per square foot was $102
Median days on market were = 47 days.
10 were two story and 3 were a ranch floor plan.

The “Heights” portion of the “University Heights” name gives a clue to part of the appeal of this neighborhood. It has extraordinary views of Pikes Peak, Pulpit Rock, the Front Range and the city lights at night.

Oak Valley Ranch is in the far west side of Colorado Springs. It is located in areas referred to as Rockrimmon and / or Peregrine. If you like to hike, bike, watch wildlife or just walk the dog this is a great neighborhood, and it’s affordable.
Oak Valley Ranch Park has a softball field, basketball courts, a play area and extra green space for soccer practice.
Wilson Ranch Park is loaded with a pool and water park, skateboard park, tennis courts, basketball courts, a play area and a big green space.
