District 49, the Falcon School District, is located on the east side of Colorado Springs. It is a large district geographically, and one of the fastest growing.
With the Colorado Springs market heating up let’s look at the last 3 months of 2015 and the most recent 3 months.
For this comparison I will focus on the most typically sold properties, those from $200,000 to $600,000.

Greenhaven is a popular neighborhood on the east side of Colorado Springs. The houses were built in the mid 2000’s. They are located in school district 49, the Falcon district.
There were 29 sales in 2015. 17 of the 29 had a finished basement. Sold prices ranged from $200,000 up to $315,000. The median sold price was $265,000. Median price per square foot was $95 Median days on market were = 37 days. Only 4 were a ranch floor plan.

Pronghorn Meadows is a popular neighborhood on the east side of Colorado Springs. The houses were built in the mid 2000’s. They are located in school district 49, the Falcon district. The area is between Powers and Marksheffel and between Barnes and N. Carefree.
There were 10 sales in 2015. 7 of the 10 had a finished basement. Sold prices ranged from $178,000 up to $264,495. The median sold price was $248,250. Median price per square foot was $94 One of the 10 was a short sale. Median days on market were = 58 days. Six were two story and four were ranch floor plans.

Indigo Ranch at Stetson Ridge is a popular neighborhood on the east side of Colorado Springs. The houses were built in the mid 2000’s. They are located in school district 49, the Falcon district.
There were only 4 sales in 2015. 3 of the 4 had a finished basement. Sold prices ranged from $225,000 up to $492,000. The median sold price was $339,500. Median price per square foot was $114 None of the 4 sales was a short sale. Median days on market were = 10 days. 2 were two story and 2 were ranch floor plans.
