Why do so many agents perform the final walk through with their buyers an hour before closing? If nothing goes wrong, a walk through right before closing may work out but what if something does go wrong? Closing may have to be postponed, movers rescheduled, and buyers may be without a place to live. Some agents in Colorado Springs bypass the walk through when their clients are purchasing a vacant home or bank owned property. Broker Open Houses can be valuable when you have a good turnout. It gives agents a chance to preview your listing and provide feedback for your sellers. This feedback can be especially helpful when you are not receiving showings, therefore no feedback. There are times when Broker Open Houses can be a flop though. Due to lack of advertising, location, or inclement weather. I recently held a Broker Open House that didn't have a great turnout. In recent months, I've noticed more and more real estate agents in Colroado Springs are using a different photo format for their MLS listings. The photographer I work with has also started incorporating HDR (High Dynamic Range) format for exterior photos of my listings. HDR is the merging of mutliple exposures and photos in HDR do look different. The photos appear to have more color, depth, and dimension. Most of my sellers prefer the traditional look vs. the HDR look when it comes to the exterior shot of their home. I am seeing many listing photos with interior photos in the
