We all know that working with short sale listings can be a tremendous amount of work. Banks and sellers can be uncooperative while buyers often become impatient. Sometimes I just want to pull my hair out when dealing with banks! Of course, agent commissions are also often reduced by the bank(s) involved in the short sale transaction and sometimes even more if an agent is working as a Transaction Broker. On February 24, 2009 Fannie Mae sent out an announcement to servicers. Part of the announcement highlighted the negotiation of agent commissions:

When comparing the month of October alone, home sales have decreased since October 2005 (first data point along Y axis). Interestingly, not only were home sales higher but home inventory was lower looking over previous years with exception of October 2007. Home inventory did decrease in October 2008 compared to recent months and that is a good sign. The lower the inventory, the more balanced the market will become.

In order for a property that was formerly a meth lab to be declared "remediated", the owner is required to obtain a final clean-up report, including a statement signed by an Industrial Hygienist that the property has been cleaned in accordance with State standards. If an owner is selling a remediated residential property in Colorado Springs, it is not required for the seller to disclose that the property was previously a meth lab to potential homebuyers. Additionally, once sellers have taken the proper action to remediate a meth lab, they have immunity in the court of law. So

Nearly every transaction I have been working on lately whether on the buying or selling side, the roof has been an issue. I have had a few sellers request I post showing restrictions in the MLS due to their difficult schedules or personal circumstances that complicated their ability to have the home shown. Here is one example of extensive showing instructions an agent had for her listing: "Do not lock deadbolt. Restricted showing times. Tues, Thurs, Fri after 5pm Saturday after 10am. Please give 24 hour notice. Turn off lights. Lock doors. I was scheduled a showing for a short sale listing that one of my buyers was interested in taking a look at a couple days ago. Normally, the showing desk tells me if there is a lockbox or combo box at the property and its location. This time was different. The real estate office told me to show and leave a card.
