Dublin home prices are UP.  Like much of Central Ohio, while Dublin home sale prices were up in September 2010,  active (average list)  prices were down.  

 
 
 
 
September 2010 single family home sales in the Dublin City School District -home sales were down 57.1% from a year ago.  70 Dublin single family homes sold in September 2009, just 30 sold this year.

Westerville home prices are up!
Sale prices are up. The average list price of Westerville homes is down like many Central Ohio areas.   
The graph shows active and sale prices for the past 15 months for single family homes in the Westerville City School District. Westerville average home sale price was up 3.1% from a year ago at $200,000.  Average active (list price) was down 16% from September 2009.  The average price per square foot for a Westerville single family home was down down 8.2% from this time last year.

Worthington Ohio home sale prices were up 12.7%  in September 2010

The average single family home sales price in the city of Worthington (and Riverlea but I don't believe anything closed in Riverlea in September) was 12.7% higher than a year ago.  Average list price was down 12.5% from a year ago.  
City of Worthington home sales were down 50% from a year ago.  Inventory is up with 7.9 months of inventory based on September 2010 Worthington home sales.

The graph shows the inventory of Westerville homes for sale for the past 15 months.  The sales are single family homes in the Westerville City School District.  There was 8.4 months of inventory at the end of July 2010, an increase of 104.6% from the inventory in July 2009.   The 8.4 months of inventory makes Westerville a buyers market.  Westerville home sales in July 2010 were down 39% from the year before.

Columbus Board of REALTORS® Breaking News...  The official May home sales the article is titled:
"May closings maintain frenzied pace"
You will be seeing that info from the Columbus Dispatch, Business First Columbus,  the local TV news today too.
The article says:
"Central Ohio home closings in May significantly outpaced the previous month as well as the previous year. The number of home sales last month (2,401) were up 27 percent over April of this year and were 32.7 percent higher than homes closed in May of 2009."

market report: Central Ohio Market Report through August 2007 - 09/11/07 07:16 PM
The numbers on the graphs and the table below are for Franklin and Delaware Counties.  The properties represented are single family and condominium homes in the two counties for the past 15 months, through the end of August 2007.
The light green bars are homes for sale.  The dark green bars are sold properties.  The red line represents "pending" (under contract) sales. 
It is still a buyers market in Central Ohio with 8.5 months of inventory available at the end of August 2007.
 
Inventory is up sales are down.  Pirces are relatively stable.

I had a business cartoon on my Discover Columbus Blog recently, an "Andertoon"  by Mark Anderson.
In the Andertoon there's a business meeting going on, there are bar graphs being projected onto a screen in a power point presentation.  The caption reads "Finally, to help those of us counting carbs we've moved to bar graphs instead of pie charts." 
Top third from the left?  Maybe you had to be there.
Maybe you have to be a fan of charts and graphs to think it is funny. Not a fan of graphs, pie charts? Move along, there's plenty to read on Active Rain.

market report: Franklin County Market Report - December 2006 - 01/15/07 07:22 AM
 

Inventory dropped in Franklin County in December 2006. As usual some people took their home off the market over the holidays, but there is still more inventory than a year earlier.  Franklin County sales were down overall in December from November 2006 and from December sales of a year earlier, but not as much as in some Central Ohio counties.  The Franklin County properties represented in the graph and the table above are all single family, townhouse and condominium listings and sales in Franklin County.   The average days on market was 18 days longer in December 2006 than a year earlier and up five … (0 comments)

Consumers:  Please visit Discover Columbus for CURRENT Central Ohio Real Estate Market Reports - this is old news but for some reason there are still a lot of views.  Although ActiveRain / Localism has a category for market reports a local ActiveRain member was highly opposed to my sharing this information.
There was less inventory on the market in Central Ohio over the holidays because homes taken off the market. That happens most years.  December sales were down from November 2006 and a year earlier.  This was not true in all Central Ohio markets. There are areas of the City of Columbus which are in school districts that are not the City of Columbus School district. Parts of northwest Columbus are in the Dublin City School district.  For example some neighborhoods off Sawmill Rd and off Frantz Road.   
The problem with the TrendGraphix Market Reports I create for my blogs is that they are only available for an MLS area.  The problem with our MLS areas are they've been around a long time and they really don't make a lot of sense. The good news is I believe we will be getting away from MLS areas because of mapping shortly.  Yahoo!
