This graph shows the inventory ( the supply of homes for sale in Franklin County for the past 15 months) through October 2011.  In my opinion this graph looks like the market is improving.  Of course you have to look at a lot more than inventory.  Six months of inventory is a balanced market, not a seller's market, not a buyer's market.  7.7 months for the county is not bad.

The graph is for all homes for sale with a Powell, Ohio 43065 mailing address for the past 15 months. There is 8.4  months of inventory (Powell, Ohio 43065 homes for sale) based on October 2011 sales.  Compare that to  10.6 months of homes for sale a year ago. 
Traditionally inventory of homes usually goes down in the 4th quarter because of holidays and the weather, some sellers pull their home off the market.  It can be a good time for sellers, less competition than in the spring … (0 comments)

Inventory typically declines in the fourth quarter in our area because of the holidays and because of weather.  It can be a good time to put your home on the market, less competition.  I think you can see between November 2010 and December 2010, the seasonal trend.

October 2011 Home Sales Up according to the Columbus Board of REALTORS®,
The Columbus Board of REALTORS announced to members, the media and the public yesterday that home sales were up in October 2011.   Quoting the Columbus Board of Realtors:
"Home sales in central Ohio home have exceeded 2010 for the last four months according to the Columbus Board of REALTORS®. The 1,543 homes sold in October marks an 8.6 percent increase over the 1,421 homes sold in October of 2010. Home sales in September were up 16.6 percent compared to the year before."

As you can see there were 11 condo sales in Worthington in September compared to a total of 4 Worthington condo sales in September 2010.  The 100 condos for sale in September 2011 are down considerably from the 124 available in September 2010.
