Very often when I go to a listing appointment or meet with a buyer for the first time, I'm asked, "Why should we use a Realtor®?"
My immediate thought is why wouldn't you? However, answering a question with a question is not the best approach to take, so instead I find myself explaining the reasons why someone should work with a Realtor®.

You know, people are funny! Not always funny 'HaHa' or funny 'peculiar' just funny in that you expect one thing from one and receive something totally unexpected from another.
Whenever I receive leads from our web site I normally respond to them and send them whatever information they are asking for. However as a company rule, whenever I get a lead through our site or from any other source, I co-represent with one of my agents as that is the agreement that I have with them.

So you want to find a home in a particular subdivision in Bryan / College Station and you have no idea what the current averages for homes in that subdivision are.
Or maybe you already own a home one of these awesome subdivisions and you don't know what the average sales are, how many houses are currently for sale in your area or what your competition might be.
Oh, you could do a search on the local MLS but it would be difficult to break the results down by subdivision.

After attending quite a few open houses over the last few years and particularly after last Sundays disastrous events I feel compelled to put on an "Open house boot camp". Much and all that I wish I could put a boot in some other brokerages camps I cannot, so instead I will just write about such a camp and hopefully it will be a little less painful.
