We are in the process of having a new home built, and I could probably just say I am learning A LOT - but I think instead I will list some of the things for others who might be building or contemplating the process.

We're in the process of having a new house built, and I continue to be surprised at all the things I am learning as we go along - despite the fact that houses are basically the core of what I DO for a living.

We are starting to make baby steps toward getting our lot ready to build on as soon as the city approves our building plans, and the construction loan is ready to close.  And each step is exciting to watch since it makes it feel more and more real - yes, we are truly going to have a new house this year!

In the continuing saga of our house building adventure,  we are beginning to get bids for some of the early steps, like clearing the lot.  Somehow this is making it seem very real, and I am redoubling my scrutiny of house plans so we can get the "what will be built" even more refined.

Recently I mentioned in our office meeting that I had checked out the numbers to see what proportion of active listings in the Olympia/Lacey/Tumwater area are short sales or bank owned, compared to the total available listings.  As it had seemed to me, those numbers are shrinking.  But the numbers that are growing, pretty dramatically, are new construction home listings!
Right now in the core greater Olympia area, I see 978 residential active listings (still not enough to satisfy buyer demand!).  And of that number, the homes that show 2013 for year built equal 207.  That is actually a much higher … (6 comments)

What kind of a new construction home do you want to buy in the Olympia WA area?  When I am asking a buyer this question, I usually get that look that means "What kind of question is that!".  But let me explain, because there are different types of new construction to consider.
