communication: Real estate grammar: in vs. within - 03/31/23 02:52 PM
While reading an article about the benefits of staging, I came across a sentence that said, in part: “…so buyers can see themselves living within the house.”
“Within the house” hit a jarring note, so of course I had to find out if it was “just me” or if that truly was the wrong word to use.
It wasn’t just me.
As it turns out, there are times when either word will do, However, according to  https://grammar.yourdictionary.com , “…“within” and “in” do have a few subtle differences that make one choice better than another.”
“Use “in” to show something definite, to substitute … (22 comments)

communication: Communication - Easier than ever, and yet more inadequate - 09/08/13 08:05 AM
Isn't this crazy?
The more tools we have for communication, and the more people strive to make themselves available, the more difficult it seems to actually communicate.
Agents, inspectors, appraisers, lenders, attorneys, stagers, and everyone else involved with a transaction carries a cell phone - so they impression is that they can be reached by phone, text, or email at all times.
And so they can, as long as there's cell service.
But does that mean they respsond immediately?
No - it doesn't even mean they'll respond the same day, or the same week.
A couple of weeks ago I had … (49 comments)

communication: Do They Even READ Those Posts? - 03/26/13 07:50 AM
Do they even READ those posts?
Today Charita Cadenhead wrote a post about how we comment on Newbie Posts. She was recommending that we leave a thoughtful comment that relates to their post rather than just saying "Welcome."
I agree, although some of those posts don't say anything except "I'm new here and this is my first post."
Newbies aren't the only ones who get lame comments.
Quite often I read comments – on my blog and others – that seem to shout "I read the headline and now I'm commenting."
Some of them make no sense and … (56 comments)

communication: The First Step in Gaining a Prospect's Trust - 03/22/13 09:07 AM
Gaining true client trust is, of course, done over time. You get it by consistently delivering on your promises and "taking care of business." You get it by keeping their confidential information to yourself. You get it by being honest, even when you know they aren't going to like what you have to say.
You can begin early and begin building trust with prospects by the simple act of returning your calls and emails promptly.
Most thinking people don't expect you to answer your phone every time they call or reply to every email within seconds. They know that you … (4 comments)

communication: Can Your Prospects Read Your Attachments? - 11/29/12 04:46 AM
If I could have my wish, programs wouldn't become obsolete. New programs and old programs would work together in harmony, and this annoying problem wouldn't exist.
I don't get my wish.
This week I was reminded of the importance of saving Word files in the old format rather than the new. Because as much as it seems like everyone is rushing to upgrade computers and buy the latest software, some folks have other priorities. They keep using the old things just as long as they work. (Sounds sensible to me, which is why I used my old computer until … (5 comments)

communication: In Defense of Clarity - 11/14/12 01:04 PM
This must be a follow-up to yesterday's rant about audios and videos that keep jabbering on, never quite delivering the promised information. Today I'm ranting about annoying newsletters...
Do you subscribe to a variety of newsletters? I do. And I'm thinking about dropping some of them. While they sometimes do offer good information, they're annoying all the time.
First, in many cases, the newsletter isn't there in the email. I have to click again and go to a web page to get to the story - which is time-consuming for anyone using "high speed" Wild Blue.
But that's not the … (4 comments)

communication: Last Week Brought this Real Estate Copywriter Some Special Treats - 10/08/11 07:54 PM
Last week came with a special treat for me – a phone call from an agent who had purchased one of my real estate prospecting letter sets.

She had a question about using the letters, but after I answered the question we visited for a bit. I got to learn a little more about the real estate market in Las Vegas and she shared her situation and her dreams for the future. Although licensed for some time, she's just getting into full swing with marketing her services now that her youngest child has entered school.

Of course … (10 comments)

communication: Federal Programs May Become Easier to Understand - 05/24/11 05:59 PM
Have you heard? The federal government has a new rule that goes into effect in October - and it says that all new and revised documents produced for use by the public must be written in a new language: Plain English.
It will, however, be allowed to continue writing nonsense to itself.
According to the Idaho Falls Post Register, writing as represented by the following sentence will no longer be acceptable:
"Pursuant to regulations promulgated thereunder and commencing in accordance with a statute signed herein by President Brack Obama, the government shall be precluded from wriitng the pompous gibberish heretofore evidenced, … (8 comments)

communication: Writing to Confuse?? Not a Very Good Idea - 04/07/11 09:12 AM
Today so many people are using acronyms in their emails and texting that the darned things have spilled over into marketing.
I for one think that's not a good idea.
What makes perfect sense to you might not make sense at all to your prospects. That's especially true if those prospects don't use text messaging.
After all, it's a whole new language to learn, and some have chosen not to learn it. to them, it's just a bunch of meaningless letters.
Worse, the acronym you use might mean something to your reader. But that something might be entirely different to … (8 comments)

communication: Communicating With Clients - Just a Thought - 10/15/10 07:42 AM
Sometimes I wonder about my mind. I'm not even an agent any more, but I woke up the other morning thinking about Active Rain discussions.
Several discussions lately have touched on the problem of clients being upset when they can't reach you, clients calling in the middle of the night, etc.
My thought was "Why not make it both easy and clear for them?"
Why not send each of your clients an email and ask them to keep it handy for easy contact information. (If your clients don't use email, give them the same information in a hard copy.)
In that … (53 comments)

communication: Please, Just Listen! - 09/23/10 09:20 AM
A couple of days ago I came out of the grocery store with a cart full of things to load into my car. As I walked out I saw a man squatted down next to a small car, talking to a woman inside. I didn't think much of it, but as I worked to load my groceries, I couldn't help but overhear part of the conversation.
They were perhaps 20 feet from me, and for the most part, they were talking quietly and I could not hear what they were saying.
But every minute or so I could hear the man. … (16 comments)

communication: A Look Back to 1985... - 07/22/10 09:13 AM
When I first got into real estate sales in 1985, things were similar to the way they are now in one important way: “Nothing was selling.” At least that’s how it was in our little town.
The big difference in the market was that interest rates were high (think 12- 14%) and banks demanded 20% down for all but FHA and VA loans. And in a town filled with old homes, getting one of those loans was a real challenge. Ever hear of the “earth to wood” issue?
The way we did business was also different – far different from today.

communication: Why Do So Many People Want to Fire Their Realtors? - 05/07/10 06:56 PM
What’s going on? Are realtors not marketing their listings, or are Realtors not communicating with their listing clients?
The reason I ask is because an article that I wrote and posted to EzineArticles.com back in January of 2006 is once again in the monthly “most viewed” articles category. Over the past 4+ years that article has been viewed 6,218 times – keeping it consistently in my overall “top 3” category.
The title? “How to Fire Your Realtor.”
In April it was viewed 219 times – coming in 2nd to an article entitled “How to Choose the Realtor Who Will Really Sell … (21 comments)
