real estate success strategies: What to do when you have to deal with a deficient real estate agent - 11/11/23 04:36 PM
If you’ve been in real estate sales for long, at some point you’ve had to deal with a deficient real estate agent. They might be incompetent, or unethical, or dishonest, or just plain lazy.
Some of them are just - I don't know - unintelligent and lacking ambition might cover it. These are the ones who want to suck up your time gossiping, complaining, or just visiting.
But whatever they are, they make your job more difficult. If you're relatively new to the business, you may have been lucky so far, but one of these days you'll meet up with one of them. … (18 comments)

real estate success strategies: Practicing The Golden Rule For Clients Sake! - 09/19/23 07:23 PM
This is such an important message... and one that needs to be remembered in every little thing we do in life!
Practicing The Golden Rule For Clients Sake!   Following up and through, in any industry, gains trust when serving the consumer in a business transaction. When telling clients I will do something, it's done! If prevented from that, the message is relayed promptly. Timeliness is most appreciated, especially with quick deadlines straight ahead.   “Do unto others as you would have them do unto you.”   Good communication is a lifeline to business and shows in final outcomes. Anything less … (6 comments)

real estate success strategies: Who is your most important real estate client? - 08/08/22 11:49 AM
Do you know who your most important real estate client is? The answer is easy.
The one you’re working for right now is your most important real estate client.
Master copywriter Bob Bly recently wrote about treating every copywriting client as the most important – no matter the size of the job or the amount of the paycheck. He’s right – and the same is true for real estate.
Here are six good reasons why:
First, if you agreed to list that house or help that buyer find a home, you knew approximately what the commission would be before you said yes. If you … (5 comments)

real estate success strategies: Self discipline is the path to real estate success - 07/18/21 08:05 PM
From the outside looking in, a career in real estate looks like a walk in the park. You get to spend your days looking at houses, making new friends, and taking time off whenever you want to meet friends for lunch or attend a child’s sporting event.
Once you’re in the trenches, you realize that while some agents do treat it that way, success requires a considerable amount of self-discipline to stay on track.
With no employer to set your working hours, direct your activities, withhold your taxes, possibly provide your insurance, and bring in the customers and clients, it’s all up to … (18 comments)

real estate success strategies: Are you on a real estate roller coaster? - 07/13/21 04:49 PM
If you’re busy all day every day, and not taking time to prospect, you just might be on a real estate roller coaster.
This roller coaster is a bit different from amusement park rides. It’s a lot of fun while you’re going up, but the ride back down can be brutal. Instead of automatically going right back up after it goes down, the plunge down can take you to a long level stretch with no income before you start the climb back up.
Roller coaster rides happen a lot in real estate for one simple reason: Busy agents tend to skip prospecting.
Then when … (26 comments)

real estate success strategies: Are you a sales person or a real estate educator? - 06/01/21 11:14 AM
If you're doing your job well, the answer is "Both."
Have you thought about how much of your job involves being a real estate educator?
Unless you’re working with experienced investors, education is a large part of what your clients need from you.
It may also play a large part in your success as a real estate agent.
Your clients might not say it, because they might not realize it, but they do need to be educated. Even people who have purchased and sold a home or two in the past need some education, simply because things change so quickly.
When I started in real estate … (7 comments)

real estate success strategies: Should we keep trying to earn a living? (dumb question) - 04/03/20 04:32 PM
An Australian marketer named Graham McGregor writes a daily email – all about marketing, of course. Yesterday he wrote that he’d gotten feedback from one subscriber who unsubscribed because he’s still writing about making sales – and advising people on how to make money.
That subscriber believed he should instead write about how we can give – as in give products away for free, give money, etc.
Do you agree? Should we all stop trying to make a living and just give?
My feeling is that yes, we should try to help others. However, if we made that our only activity, soon we’d be … (31 comments)

real estate success strategies: TGIM!! (Thank goodness it's Monday) - 12/02/19 11:50 AM
Whew!
This was a long, long weekend, and I'm very glad that Monday has arrived. Of course, there may still be some absent people. It is, after all "Cyber-Monday." I know it is because so far I've had at least 30 emails reminding me to shop! shop! shop!
At the beginning of last week I had questions for a couple of my copywriting clients, so I emailed them. Did I get replies? No.
I had a question for the vendor installing a new backup generator at my home, so I both called and emailed him. Did I get a reply? No.
It's nearly … (8 comments)

real estate success strategies: 11 Secrets to Geo Farming Success - 05/10/19 09:41 PM
Denise Lones has created a blueprint for success for agents who wish to "own" their own geographical territory. This is farming at it's best... so read and heed!

11 Secrets to Geo Farming Success
Many real estate agents utilize geographical farming to build a strong predictable lead generation system. It is easy to send postcards to your farm and call it good but is that getting you the results you want?  If not, then it is time to make some tweaks to build a strong PERSONAL PRESENCE.
When I started geographical farming, when I first started selling real … (6 comments)

real estate success strategies: Throwback Thursday: The Devil Always Has An Offer - 08/21/18 03:04 PM
My thanks to Carol Williams for writing this post and reinforcing what I harp about all the time: Successful marketing requires consistency!

On June 5, 2017 I published the following content in a blog post.  Although it did garner the coveted Feature Gold Star, I thought it might be worth bringing back as a reminder for all.  It will be new content for any readers who missed it the first time around.

real estate success strategies: What can you do with fifteen minutes? - 08/09/18 11:08 AM
What can you do with fifteen minutes?
Because a day in the life of a real estate agent is often dotted with appointments, you sometimes find yourself between things, with ten, fifteen, or twenty minutes before the next commitment.
When I was an agent, I found it frustrating to have those “wasted” chunks of time. Most of the phone calls I needed to make were apt to run over the time I had. I couldn’t settle down to write an ad because I’d just get my head into it when it was time to go again.
Maybe that was enough time to make a … (46 comments)

real estate success strategies: Are You A Jack of All Trades, & Master of None? - 06/09/18 03:28 PM
I've said this over and over again, and now Ron and Alexandra are saying it with a short video everyone should be able to understand: Choose a niche and become THE go-to expert.

The NUMBER ONE mistake that luxury real estate marketing professionals make is trying to be all things to all people.  We understand that it is challenging to narrow your focus and concentrate on just one niche.   The trick is discovering the right niche for you, the one that has the potential to provide the financial return you want if you were to give it your 100% … (4 comments)

real estate success strategies: When your real estate income gets stuck, take one step forward - 03/17/18 12:08 PM
When you’re selling real estate (or providing any other service), you naturally want to do a little better each year. After all, your living expenses do rise each year.
Unfortunately, sometimes it doesn’t happen. Sometimes you get stuck.
Your income might not go down, but it doesn’t go up, either. You’re in a rut, and that rut seems to get deeper and harder to climb out of. You're like a hamster running on a wheel, never going anywhere.
Whether you’re a seasoned agent who has gotten stuck, or a new agent wondering how to build a business, the solution is to … (49 comments)

real estate success strategies: One Rung at a Time on the Stairway to Heaven in Real Estate - 12/06/17 03:14 PM
If you're feeling stuck and can't decide what to do to advance your career, take Barbara's advice - go one step at a time.
Remember, a journey of a thousand miles begins with that first step.

We all start at the beginning in the real estate business.  No newly licensed agent begins week #1 at the top of the charts! How does a new agent climb that ladder?
One rung at a time is the answer to that question. The first rung on the ladder is the easiest and most important one. It’s the rung that will determine if you ever … (7 comments)

real estate success strategies: Do YOU suffer from FOMO? - 06/10/17 03:42 PM
Ron and Alexndra Seigel wrote about FOMO (fear of missing out) with regard to marketing. They were discussing it from the consumer’s point of view.
But in real estate, there’s another side: that of the agent.
FOMO is, I believe, the reason why so many agents resist choosing and developing a niche market or even a geographic territory.
They’re so afraid of missing a buyer or seller that they try to appeal to everyone, everywhere, and thus become a “Jack of all trades.” As you know, the rest of that old saying is “…and master of none.”
Because they don’t focus, they don’t become expert … (23 comments)

real estate success strategies: How to earn client trust… - 08/12/16 01:52 AM
Common knowledge (and common complaints) among real estate agents is the fact that buyers and sellers refuse to take sound advice from them.
Some take advice from their brother-in-law, their car mechanic, their child’s first-grade teacher, or a news report before they listen to the professional they’ve chosen to help them.

Why is that?
My guess is that it’s because they aren’t sure they can trust you.
There are SO many agents out there who don’t do their jobs, and if they do get involved with an actual closing, they leave the real work up to the agent on the other side of … (20 comments)

real estate success strategies: Why didn't someone tell me this early on? - 06/29/16 01:40 AM
Why didn't someone tell me this early on?
Training? Coaching? Mentoring? None of those were an option in this small town when I was licensed back in 1985.
You just passed the licensing exam and went to work, learning by trial and error along the way.
My first broker took me to see the listings while we waited that interminable two weeks or so for my test results and then my license to arrive in the mail. That gave me a whirlwind view of our agency's inventory, along with memories of some hair-raising rides up old logging roads to see parcels of land … (48 comments)

real estate success strategies: Converting Leads After the Open House - 05/05/16 03:05 PM
Denise's three simple words can make all the difference between being seen as "just another salesperson" or as a caring, helpful individual.
This post is about converting open house leads, but could be used in almost any situation. For instance, when you're speaking with a new acquaintance who has shown an interest in what you do.

Converting Leads After the Open House
An agent asked me recently, "Denise, how do I convert leads from an open house?"
Converting leads at an open house is easy because they already met you and I bet they developed some sort of rapport with … (6 comments)

real estate success strategies: Do You Lose Leads? Here are 6 ways to ensure that you don't! - 01/30/16 03:26 AM
Melissa Zavala brings us some wise advice on hanging on to those leads - not to mention our past clients and people in our spheres of influence.
If you allow people to forget you - they will.
Note that she mentions sharing a bit of personal information. Real estate is a personal business - much more so than any other business relationship. This is the same reason why, when I write agent bios, I encourage agents to let me include a bit about their hobbies, volunteer activities, etc.
You’ve built a pipeline of new and repeat clients that can help you keep your … (30 comments)

real estate success strategies: When is the best time to start prospecting? - 12/07/15 02:44 AM
When is the best time to start prospecting?
The answer to this question is similar to the answer to "When is the best time to plant a tree?" The old Chinese Proverb says "The best time to plant a tree is twenty years ago. The second best time is now."
The best time to start prospecting is "The day on which you first became a licensed agent." The second best time is today.
Prospecting can take many forms.
You can network with people you knew in a former career, people in organizations whose meetings you attend, and people who simply attend networking events. You … (16 comments)
