Is metro Denver real estate moving into a sellers market? Recently, I've had two first time home buyers run into a problem of exhausting current inventory in Denver County ($250K and below). Essentially they are waiting for new inventory to hit the market. I can't say that is the norm for all neighborhoods. This presents a problem for any buyers trying to qualify for the next tax credit deadline. A few facts and reasons: 1. For those first time home buyers who are waiting and still want to qualify for the credit need to get going. In the Denver area, most entry level homes are mainly REO's and short-sales. This will cramp the time frame left to qualify for the credit. A typical real estate transaction takes 30-45 days once under contract. That doesn't include qualification process, listing search's, actual viewing, and bidding. This can take a month before your under contract. What you read/hear is not the truth! Stop watching and believing what they ALL say! Anyone remember the bumper sticker that said "Question Authority"? Some facts for you to build your own thoughts around: interest rates are pretty good+inventory is high+values are declining+rental demand is up+new building is down= a really good time to buy (regardless of your situation (first-time home buyer or investor))!
