seattle wa real estate: Seattle Spring 2008 Market - Real Estate Is Out There! - 04/01/08 11:12 AM
Yesterday I drove six hours in total and went through many different bits of Washington's Spring 2008 weather.  I had a bit of a coastal home emergency and also needed to let one of my lovely clients into a gorgeous home they were thinking of buying.  I drove through sunshine so bright that my sunglasses weren't enough, rain so heavy that my windshield wipers were on overtime, hail that stuck to my car like snow and even some snow.  I drove through partly cloudy sections, dark clouds, sun breaks, and sprinkle showers of light rain.  I saw it all!
I am seeing … (0 comments)

seattle wa real estate: Seattle: Do We Really Like Our Coffee? YES YES YES - 03/28/08 06:02 PM
Thinking about moving to Seattle and wondering if we really are nuts over our coffee?  It is true!  We are...apparently.  I am usually not in want of a coffee stand because I can find on in Seattle or Seattle suburbs on many active intersection corners.  All of these coffee places have a whole array of drinks they can make me from a normal drip coffee in some places to a latte or mocha or even some whipped frozen varieties.  I take these for granted, I guess.  I shouldn't because it is a real luxury to be able to have your coffee … (10 comments)

seattle wa real estate: Do you have a theory on where to move? Relocation genius? - 03/28/08 05:35 PM
My mother has this theory about relocation.  Before I go into it, I should start out by saying that we moved a lot when I was a child.  I lived in Pascagoula, Mississippi and then Houston and then back to Mississippi and then to the San Francisco Bay Area before I left home and came up to the Seattle area.  When I left, my family moved down to the LA area.  Needless to say, my mom is an expert mover.
My mom's theory is that why should she bother researching where to live when someone has already done it for her.  You see … (2 comments)

seattle wa real estate: Why do I like Seattle? Mild and Cool Spring! - 03/28/08 11:39 AM
As I sit here in 85 degree weather waiting for my grandparent's party to start I thought I would take a minute to reflect on why I like Seattle.  My husband says that there is a mix of rain and snow right now and that it is a bit dark already.  I am in the glaring bright climate of Arizona and although I do like a break from the cool Seattle spring days here and there, the sheer brightness here hurts my head!  The desert is in bloom and just gorgeous!  Sometimes getting acclimated is tough.  I love Seattle's mild cool … (4 comments)

seattle wa real estate: Seattle Real Estate: Townhouses - 03/26/08 05:41 AM
There are a couple different types of townhouses in Seattle and the Seattle suburbs - There are a lot of buyers out there that are very interested in townhomes so I want to touch on a couple different issues here.
Town homes can be classified as either residential or condominium depending on the development.
What does this mean?
A residential townhouse is technically a zero lot line residential house while a condo townhouse is part of a condominium association.
What does this mean for you the townhouse buyer?
With a residential townhome, you are responsible for all of the upkeep of the home … (0 comments)

seattle wa real estate: Seattle Real Estate 2008: Green Lake Townhouse Market vs. Other Residential...Townhomes in Seattle Neighborhoods - 03/24/08 05:18 AM
Seattle neighborhoods have a pretty big townhome market in some areas.  Green Lake in Seattle is one of those.  In some ways this has been good because it has allowed buyers to be able to afford Green Lake living when stand alone houses in Green Lake got to expensive for them.  Buying a townhouse in Green Lake isn't that inexpensive, however, but let's look at some of the numbers for March 2008 as of today.  These are from the MLS (NWMLS) search and compiled by me.
It is interesting to look at the total impact of townhomes on the market next … (1 comments)

seattle wa real estate: Seattle Suburbs: Moving to The Best Seattle Suburbs! - 03/18/08 11:03 AM
"What is a nice area Suburb near Seattle WA to move to?", "What is the best Seattle suburb to move to?"   - these are just some of the real estate questions I get, or:
"What North Seattle Suburbs are the best?"  *****updated for 2012-2013******
Seattle neighborhoods & Seattle suburbs have a lot to offer! I love Seattle real estate and the real estate in all of the Seattle Suburbs is incredible and exciting, but I think that you really have to look at dividing the Seattle Suburbs up into different parts to try to grasp them - especially if you are relocating to the Seattle suburbs … (1 comments)

seattle wa real estate: Seattle Parks - Thanks to Guy Phinney, The City, & The Olmsteds... - 03/18/08 10:02 AM
There are so many parks in Seattle neighborhoods and suburbs, really, that it is hard to choose just one to celebrate any gorgeous day.
The history of the Seattle Park System is fascinating! Reading about it, one will quickly realize just how lucky we are to have so many prime pieces of land available to the public. In the late ninteenth century, the city was very quick to scoop up prime pieces of private land even despite controversy. Woodland Park for instance was purchased right around 1900 from the estate of Guy Phinney who has used it as some kind of fanciful outdoor … (0 comments)

seattle wa real estate: Seattle Real Estate - Get Out There And Spruce Up Your Yard! - 03/16/08 06:28 AM

Seattle sunshine here and there....
Seattle has had a lot more sun in the last month than rain it seems, and although this weekend has been off and on sunny and rainy, I think it is a great time to get out there for spring and spruce up the yard a bit.  In my particular case, my lavender plants are way out of control.  Trimming up the hedges, trees, and grass is looking like a priority for the rest of the weekend.
If you are thinking about putting your Seattle house up for sale, then taking advantage of every sliver of … (0 comments)

Return on Your Investment?
Yes! Green for green!
Seattle Built Green properties are popping up all over the place in the new construction arena. I think a great way to add value to your house before you decide to sell is to make sure that any remodels done are certified by this program as being green and better for the environment! It will add to your ability to market your home to all the savvy buyers out there looking for these types of properties, and it will be contributing to making Seattle real estate more green!

seattle wa real estate: Seattle Real Estate: How to Get Money For a Down Payment: Tips & Savings - 03/14/08 06:31 PM
Seattle, down payments are back - here are some tips for getting that money!
This is how our parents and grandparents bought a house, and now having a down payment is a must when it comes to qualifying for a good loan!  But where to find the money?  Well, the first thing you should do is talk to a good Seattle lender  - find out if you qualify for a house based on your credit and how much you can afford.  The lender will also tell you how much of a down payment you will need.  This will give you a good … (2 comments)

seattle wa real estate: Seattle Real Estate : Short Sales Becoming More Common, But Liability Issues Might Be Greater - 03/12/08 02:53 AM
There are many short sales on the market right now and it can be frustrating for a consumer and bad for the surrounding houses. Here's why:
What is a short sale?
Simply put:  A Short sale is when the seller owes more than the house can be sold for in the current market.
How does it happen?
This can happen in a variety of ways - here are just a few:  The house could be in a suddenly declining market or the homeowner could have stripped all of the equity out of the house by refinancing over and over again to pull out money for other … (4 comments)

seattle wa real estate: Seattle Real Estate: Exploring Northgate - 03/11/08 05:38 PM
Seattle's Northgate neighborhood has a lot to offer a home buyer. Northgate has a college, a hospital, restaurants, and shopping, among other things.
Although I have been told Northgate Mall was on of the first or maybe even the first malls in America, it was becoming a bit run down until recently.  The owners of Northgate Mall are the same owners of Alderwood Mall and both shopping centers have been undergoing a major face lift!  The result is an improved shopping experience for all!  What else?  Target moved in a few years ago, plus there is California Pizza Kitchen, Azteca, and The Olive … (0 comments)

seattle wa real estate: Seattle Hot Neighborhoods: Looking At Seattle Real Estate in 2008 - 03/10/08 12:18 PM

March 2008 Seattle real estate is Very Good in HOT neighborhood markets -
Hot neighborhoods include Ballard, Crown Hill, Phinney, Fremont, Green Lake, Wallingford, Queen Anne, Lake Union, and Eastlake! My Eastlake condo listing sold last month and it got an offer in five days! This real estate sale in Seattle had nothing to do with luck. I gave my sellers a clear plan of attack and they took charge and listened to me on every point. I am still getting calls asking if this place is available to buy as a result.  In fact, I have looked at a lot of … (1 comments)

seattle wa real estate: Seattle Real Estate Springing Forward For 2008 - 03/10/08 07:49 AM
Seattle real estate 2008 monthly numbers are definitely down overall in a year over year comparison, but I have been so much more busy this year versus last year!
People are out there talking about real estate and I am glad about it because talking about it is so much better than listening to the TV.  The television has been so slanted towards a doom and gloom idea of real estate overall as a nation and at the same time totally ignored local real estate.  When I do see any local real estate coverage, I am seeing an inflated view of a few bad things.  … (0 comments)

seattle wa real estate: Trulia: Try out some Q&A time to show off your knowledge.... - 03/06/08 09:33 AM
Well Trulia seems to be taking off with a ton of new agents all of the sudden - Windermere partnered up with Trulia to give their agents more online exposure as far as I can tell.  It used to be a relatively lonely place even in the recent months since I discovered the site, but questions are getting answered left and right now - even the many months old questions.
I think this is great and really gives us a nice opportunity to help the consumer through any confusions they might have about real estate.  It is so important, though, to … (7 comments)

seattle wa real estate: Buyers in Seattle: Tips and Tricks in Real Estate - 03/04/08 05:26 AM
Seattle real estate has so many different angles to it - I am always amused and interested to see other business models out there.
I completely respect other business models as long as everyone is operating on the up and up. I have run in to a lot of tricky buyers in the last year that were trying to get me to do things by not telling me the truth.
Here's my story.
Now I expected someone to at least leave me an wordy comment or two...
If you want some good buyer tips then I have those, too.
