auctioneer: Going once … going twice … last call … SOLD! Auction in Georgia. - 11/22/11 12:28 AM
The auctioneer’s gavel drops and the deal is done. But do you ever wonder what the auction profession is all about?
It is one of the most ancient ways of conducting a sale and determining a price. As the purest form of setting a true fair market value “on the spot,” auction can be one of the best methods for selling anything of value quickly.
But there is a lot more to auction than meets the eye. In the state of Georgia, auctioneers fall under the auspices of the Secretary of State and must be licensed to advertise, conduct, and to … (12 comments)

auctioneer: Questions and answers about the ancient art of auctioneering. It’s not as mysterious as you think! - 11/10/09 10:50 PM

Yesterday, I got to spend five hours driving through the rains of tropical storm Ida on my way to join some fellow auctioneers for a continuing education class in Cleveland Georgia.
And although I could have taken the class online, I chose to make the trip to in order to see old friends and to make some new ones. These classes are more like class reunions, and we spend a lot of time catching up and listening to each other’s war stories revolving around the ancient profession of auctioneering.
Some of my readers were surprised when I mentioned that I … (22 comments)

auctioneer: In my continuing quest to educate myself I will be continually educated today! - 11/09/09 08:15 PM
I'm off to an early start this morning because I have to be in Cleveland Georgia (about a two hours drive) by 9:00 A.M. today for an all day continuing education class.
And although I have plenty of C.E. real estate credits, this eight hour course is required to maintain my Georgia Auctioneer license. Auctioneer licenses in Georgia are renewed every two years, and I definitely don't want to give mine up for not meeting the licensure requirements.
So I'm in for a long day of driving and learning, and naturaly, it's supposed to rain a lot and that should make … (37 comments)

auctioneer: I'm an auctioneer, but I don't recommend auction for most buyers! - 03/06/08 11:55 AM
Let me tell you first and foremost, I an a licensed real estate auctioneer and broker. I get calls every day from buyers wanting to get a good deal at an auction. We conduct voluntary auctions on a regular basis, but here's the reality of most cases:
You can probably get a better deal on a short-sale than you can at an auction!
I hate to say it, but it's true. We are bound to clear title on properties that we auction, and that means paying off mortgages and liens. In a short-sale however, the bank will actually take less than what is … (8 comments)

auctioneer: More Real Estate Auction Tips - 03/01/08 11:34 PM

As a real estate auctioneer, it is imperative that I secure the highest bid possible. The seller of the property is my client, and my business depends solely on my ability to get buyers to the auction, and to entice them to bid on the properties we are offering. It sounds easy, but its not.
With so many foreclosures, short-sales and REO properties being offered, auctions don't fire up the enthusiasm as much as we would like. But if you find yourself at an auction, here are some tips:
1) If an auction is advertised as "Absolute," the property will … (6 comments)

auctioneer: Some interesting facts about real estate auctions. - 02/24/08 01:14 AM
Real estate auctions are everywhere these days. And with more and more properties being offered at auction, it is imperative that you know the ropes before venturing into the realm of competitive bidding. Here are some interesting facts about real estate auction:
1) Not all auctions are due to distress situations. As a matter of fact, the best auction properties are just the opposite. The properties that do well at auctions are the ones that everyone wants ... the lake lot on the point, the corner commercial lot in the busy area, the mountain house with the 360 degree view. These, … (1 comments)

auctioneer: Real Estate Auction in a Slow Market! - 02/18/08 12:50 PM

Is auction the solution in a slow real estate market? Many sellers think of auction as a possible solution for marketing their properties, and in many respects, they are correct. What they do not realize, is that the less robust the market, the less chance they have for a successful auction. Why? The first reason, is that in a market flooded with foreclosures and REO properties, the terms and conditions of auction may not afford the best purchasing opportunity for the buyer. There are plenty of alternative properties available for purchase, allowing purchasers to negotiate both price AND terms!
