The buyers were adamant. “If the house is NOT completely done we are not closing!”
My response was probably not what the buyer’s expected:
I suggested that their best course of action would be to speak to an attorney.
I am a real estate broker. I fill in the blanks on contracts but I do not interpret them. I can not suggest courses of action regarding the contract or discuss the possible remedies contained therein.
It’s hard to keep quiet. I saw the disappointment in their faces. But my role in the transaction is very limited. And I cannot stray beyond … (6 comments)

Beginning January 1, 2012 non-Realtor® brokers will no longer have free access to Georgia Association of Realtors (GAR) contract forms.
Brokers and agents that wish to continue to use GAR forms will now have to pay a licensing fee to do so. An annual license will cost an agent $199.
The original intent of the standardized forms being offered for free was to make it easier for all licensees to have a uniform instrument that was easy to understand and universally applied.

In a perfect world, we all want to get along and play nice. But today’s real estate market is about as far from a perfect world as you can get!
And while we strive to maintain the highest level of professional courtesy in our dealings, there are times when the interests of our clients come first, and we must take control of the situation by “any means necessary.”
I am sorry if you or your client made a mistake. I am sorry if you are on vacation or otherwise unavailable. I am sorry if you failed to do your job properly.
