There where no land sales reported to the MLS for Polk County Tennessee this month (March 2009) and only one in March 2008. If you look at this report it will give you a real feel for how the market is not only local but that different price ranges are completely different in relation to competition and demand. A normal market is where there is 6 months or less of inventory. Looking at the chart here you will see that under 150k dollars the market is actually quite good considering.
