Here is the year end market report provided by the Maryland Association of REALTORS®. Although every county but 1 saw a double digit decrease in homes sold from 2006, the average change in sale price from 2006 did not fair so bad. For example Frederick Real Estate average sale price was $348,654 down only 3.1%. Washington County Real Estate was on the high end of decreased sales price for the state, down 6.6%, but not as much as I suspected it might be. For all of 2007, 1608 homes sold, having an average sales price of $329,362 and average Days on the Market for the property of 113 days. The lowest sold property was for $115,000 and the highest at $1,642,500. A few are repeated on both the residential and land. These million dollar listings are everything from luxury townhouses in downtown Frederick city, a penthouse condo, farms and homes with over 8,000 sq ft. The highest priced current residential listing is a $4 million dollars historic 1861 home on 13+ acres. So far in 2007, 11 residential properties sold for a million dollars plus. It appears google has throw us for a loop again. My Google pagerank (PR) for my website has dropped from 3 to 2 already down from 4 previously this year. Although PR may not have a direct influence on traffic to your site it does affect how you could possibly show up in search engine. Well from what I have just researched it appears blogging may be the culprit. No sure why but if anyone else has more information on this I would love to hear about it. Passed in October 2006 all new homes in Frederick County Maryland are required to have a sprinkler system installed. I agree that residential properties such townhouses and condos should have them because you never know about your irresponsible neighbor that may be carelessly smoking or rewired his home on his own. What about single family homes where no other homes are nearby and on well water. This is just another large cost that is making homes less affordable for everyone in the area. I just saw that NAR reported home sales were down 8 percent in September. This marked the 13th time in 14th months that home sale prices fell from the same time the previous year. With the holidays and winters months ahead I can only predict this will even worsen. The regions suffering the worst was the northeast down 10% (my neck of the woods), the west 9.9%, midwest 7% and South 6%. I'm sure the Fed's will making another rate cut as most experts agree to help pull us out of the downward housing market. With the inventory of homes continuing to climb … (1 comments)
