forestland investment: Hunting Leases, a smart alternative for forestland owners
- 04/30/17 11:27 PM
LEASING HUNTING LAND; INCOME FOR LANDOWNERS, WILDLIFE MANAGEMENT TOOL FOR WILDLIFE BIOLOGISTS, AND GREAT LAND FOR HUNTERS. —By leasing out their land, woodland owners may be able to profit from the rich tradition of hunting that exists in Wisconsin. An untapped source of income could exist on property that sustains wildlife. Having exclusive access to private land during hunting season is a price that many hunters are willing to pay. Leasing out deer hunting rights will not only increase a hunter’s chance of success, but the lease payments could be enough to cover landowners’ property taxes. The payments

forestland investment: Earth Week 2017, Investing in, & Profiting from, Sustainable Forestry
- 04/22/17 10:16 AM
Earth Week, Investing in, and Profiting from, Sustainable Forestry Many think that we do our best for the environment when we ignore it, stop cutting trees and use alternative building products and digital paper. But that is seldom the case since an ignored and unprofitable garden generally gets plowed up and used for something else. Everytime that we see periods when forest products are low, people start bulldozing their trees and planting subdivisions and cornfields. Fortunately when forest products are profitable, a few of those fields get planted to trees, where they will eventually become a forest again. I found this

forestland investment: Appraising Big Timber Tracts Quickly and Accurately!
- 03/07/17 05:45 PM
Appraising Big Timber Tracts Quickly and Accurately! The key tool is Statistics. The Foresters at Woodland Management Service do Appraise forests of all sizes ranging from individual urban trees to large tracts as large as a half million acres. Considering that it takes a day to measure and appraise a group of trees in a yard you would think that it would take weeks to measure a forty, or decades to measure a large half million acre tract. Luckily for our clients, as the properties get larger, our samples get smaller. On very small properties where the diversity is proportionally larger we need to measure

forestland investment: Make Your Hunting Land a Wildlife Magnet!
- 10/14/16 04:56 PM
FAQ How do I Encourage More Wildlife on My Land? This is a common question that the Foresters and Wildlife Specialists at Woodland Management Service are asked. Of course the next question that we ask the client is, “What type of Wildlife would you like to encourage?” Regardless of which type of Wildlife they are looking for we know that the most important key to maximum Wildlife Habitat is “Edge”. Edge is basically the area between two or more ecosystems (timber types, timber ages, non forested areas, wetlands, etc.). It is our job to know which Edge types are

forestland investment: Wisconsin Forest Lands, Best Management Practices for Water Quality
- 09/25/16 04:54 PM
Wisconsin Forest Lands, Best Management Practices for Water Quality We do a lot of Audit work at Woodland Management Service, generally for Investment groups and stock holders of corporate lands. Recently my son Nick was doing a different kind of audit, he was leading a team of multidisciplinary professionals who are auditing some Federal, State and County lands for Water Quality BMP's or Best Management Practices. BMP's are important in that they help us to manage our forests in a way that will have a positive impact on the forest as well as the soils and waterways that inhibit the forest. Twenty years ago, I

forestland investment: FAQ Do I need a Timber Appraisal when Buying & Selling Forestland?
- 06/14/16 08:07 AM
FAQ Do I need a Timber Appraisal when Buying and Selling Forestland? It depends... Do you want to take advantage of tax programs such as the Timber Depletion Allowance? When buying forestland is essential to know your basis, especially the basis of your timber, this allows for a significant tax break when it comes time to sell any timber from the property, and the value of this basis must be determined as of the day that you become the owner of the property. Do you want your banker to consider the whole value of the property when considering your mortgage? Why miss out

forestland investment: Frozen Highways of the North
- 02/14/16 03:38 PM
Frozen Highways of the North It is nice the way that God carves out these networks of highways through the forests reaching so many of the remote locations that we need to go in order to do our jobs. And even more, He even freezes them down well so that we will have a good solid surface for speedy travel. I know that many are anxiously waiting for spring, and there are nights when I too get weary of 30 below temps. But when the light of day arrives, I am just happy as can be that we have plenty of frozen roads, rivers and

forestland investment: Lonely Outpost in the Northern Wilderness
- 02/14/16 03:33 PM
Lonely Outpost in the Northern Wilderness I sent my camera along with Nick yesterday as he was cruising some timber along the Canadian border. Expecting him to get some nice vista shots across the Rainy River into Canada, instead he returned with a couple dozen pics of trees, trails and other interesting sights. This one caught my eye as I wondered what a Border Patrol or RCMP Officer would have to do to get assigned to this lonely outpost with temps nearly 30 below and windchills compounding this.

Ashland County, Wisconsin 440,000 Acres of Forest & Miles of Shoreland! Ashland County with it's location on the south shore of Lake Superior's Chequamegon Bay holds a lot of history for Wisconsins early people, including the Ojibwa Indians and French explorers. One band of Ojibwa people still live here and own a significant chunk of forestland here, but most of this land is off limits unless you have permission to be there. The French explorers have been long ago replaced with loggers, hunters, tourists, and many others who come here to enjoy and work in the woods. It is a great place to

Lake Superior, A Great Place for a Summer Forestry Project. We have been working hard in the Stevens Point, Central and Western Wisconsin areas lately and though cooler than many parts of the country it has been too hot still. So it was nice to finalize an agreement today with a long term client from Michigan's Upper Peninsula on a project that should take us most of the month of August. This is the time to be in the UP of Michigan, when every other part of the lower 48 are suffering from extreme heat, the deep cold waters of Lake Superior act like
