Having a good Timber appraisal and Wildlife Habitat inventory can make the difference in finding the right buyer for forestland properties.
A good Forest inventory and appraisal will allow your seller to properly price and market the property both to investors and hunters who are looking to maximize their investment.

This is my second blog post with a Colorado connection this week.
I saw this one on the outdoor life blog today shot by a fellow named Greg Chase who apparently has plentiful wildlife in his backyard.
Not only did he have a young Elk enjoying his childrens' trampoline, but the neighbors also had a tragic mishap when an unfortunate red fox got stuck while playing with a soccer goal.

Wisconsin is known as America's Dairyland, at least that is what our license plates say.
Many people dress up in green outfits wearing silly cheese hats, claiming that it is Packerland.

Fall is here in the Northwoods and all of the great things that come with it.
Walking through the woods this time of year brings me back to some my history of working in the woods of Northern Wisconsin.
The air is cool, the ground will be frozen soon, the leaves are crunchy underfoot, and with the leaves off we can now see the trees.
These days the ability to see the trees is important, helps with judging density, quality, and health of the forest, things that are often tough to see in the summer when the leaves are dense.

We do a lot of Audit work at Woodland Management Service, generally for Investment groups and stock holders of corporate lands.
This week my son Nick is doing a different kind of audit, he is working with a team of multidisciplinary professionals who are auditing some State and County lands for Water Quality BMP's or Best Management Practices.
BMP's are important in that they help us to manage our forests in a way that will have a positive impact on the forest as well as the soils and waterways that inhibit the forest.

Landowners ask, why should I manage the forest on my property, the forest was here before I owned it and will be here after I am gone.  That is true, but here are a few reasons why Forest land needs to be managed. 
Nature manages its forest at a slow rate, so in order to improve wildlife habitat, protect watershed, improve recreational value or yield maximum timber production, it needs to be helped along.  Foresters guide the growth by cutting established trees and allowing new ones to grow in their place.
