FAQ; Why Do I NEED A Forester To Sell My Timber?
Over the past 30 years dozens of clients have come to me after learning the answer to this question the hard way.
Many people feel that they can do the job themselves, or they have a friend or relative who is a logger and offers to help them out.
They all end up gaining a small fraction of what their timber is worth and to add insult to injury their forest is seriously degraded in the process.

timber appraisal: FAQ Is a Timber Appraisal needed when Buying and Selling Forestland? - 06/19/17 10:15 PM
FAQ  Is a Timber Appraisal needed when Buying and Selling Forestland?
  It depends...
Do you want your banker to consider the whole value of the property when considering your mortgage?
Why miss out on the property because your appraiser did not take the time to hire a forester to determine the Total value of the asset?
When buying or selling, the timber can often add up to more than the value of the land.

Do you want to know what the Real value is of this property in relation to the other properties that will be used as comps?
When determining value the unfamiliar … (3 comments)

timber appraisal: Now that you own some Forest Land, What's Next? - 06/12/17 10:56 PM
Now that you own some Forest Land, What's Next?

Often times I get calls from people who have recently acquired a parcel of Forestland and recognizing that they have a prized asset, seek to find some expert advice on how to maximize this asset.

The first critical step is to have an appraisal completed.

The best time to have an appraisal is before purchasing a property, but if this has not been done then the second best time is NOW.

Folks who have an appraisal completed before the purchase often do it at the insistence of their lender, to substantiate the collateral for a purchase … (6 comments)

timber appraisal: Buying Forest Land? get a Timber & Wildlife Evaluation! 🌲 🌳 - 06/10/17 10:44 PM

Timber & Wildlife Evaluation making a difference in finding BuyersHaving a good Timber appraisal and Wildlife Habitat inventory can make the difference in finding the right buyer for forestland properties.
A good Forest inventory and appraisal will allow your seller to properly price and market the property both to investors and hunters who are looking to maximize their investment.  Wildlife habitat should also be incorporated into this appraisal as hunting and recreation is the number one reason for most forestland purchases in Wisconsin.

timber appraisal: 🌲🌳Stolen Trees are Expensive Trees, Hire a Professional 🌲🌳 - 06/07/17 09:38 PM
🌲 🌳 Stolen Trees are Expensive Trees, Hire a Professional, & Watch Your Boundaries  🌲 🌳
I posted this a while ago, came across it again tonight and thought that the message was important enough to require a repeat.
This past week my son Nick, one of the Foresters at Woodland Management Service, conducted what we refer to as a Timber Trespass Appraisal.
A Timber Trespass Appraisal, is basically an appraisal of the remaining stumps after somebody trespasses on your land and cuts your trees.
After measuring and recording the condition of the stumps we then go out in … (9 comments)

Another Forest Leaving Forestry Behind? Maybe not...
I often talk to  people who are thinking that they are saving trees by not using them, and I keep repeating that this is a FALLACY promoted by well meaning pseudo environmentalists who know very little of nature, carbon cycles or economics.
We do need to make use of our renewable resources or we will not be able to afford to own them.  After all the owners of this land do have mortgages, taxes, insurance and all the other expenses involved in owning property.
When we don’t use our forests and allow them to pay … (1 comments)

How Much Do You Save When You Do It Yourself?  (a Negative $492,600)

Unfortunately the people who need to make the most money from their forest are generally the first people to take a small shortcut that will damage their forest and their bank account.

Countless examples have proven to us and our clients that it pays many times over to hire a Forester to manage your timber sale.

It really does pay big money to hire a forester.

I recently had a man call me and ask for some advice in selling his timber.

Revisiting a Beautiful Office Space Deep in the Northern Forest
Hot and Sunny in Stevens Point today as we close our another Earthweek.
Hard to believe that just two years ago we were working hard and camping out not far from here with temps far below zero.
Well lets hope for many more cool winters since we need them to get to many of the remote office spaces that we frequent.

Jackson County Wisconsin UFO Landing Site? Fun Stuff You Find on a Forest Inventory
You don’t often see UFO landing sites that are nearly a mile in diameter, and had this one not been so large I might have missed it.
A while back we were doing an inventory for Wisconsin’s largest private landowner on about 30,000 acres of their forest land that they were considering selling.
Before heading into an area we do spend a bit of time on planning; analyzing GIS photos, maps, and more to determine the best access points, travel routes, timelines, and number of man hours required … (2 comments)

timber appraisal: Waushara County Wisconsin; Forest Land Report April 2017 - 04/02/17 11:58 PM

Quality Oaks, Pines, and Wildlife, Waushara County Wisconsin
175 Thousand Acres of Forested Wildlife habitat can be found in this beautiful Central Wisconsin County.
Though the Oaks here are not spectacular, the pines are exceptional.
One delightful remnant of a foresters advice from the mid part of the last century stands out with spectacular results.
That bit of advice that he gave to all who planted pines here was to mix a little bit of White Pine in with all of the Red Pines that were being planted.
The result of planting this row of White Pine to every three rows of Red Pines … (0 comments)

timber appraisal: Appraising Big Timber Tracts Quickly and Accurately! - 03/07/17 05:45 PM
Appraising Big Timber Tracts Quickly and Accurately!
 The key tool is Statistics.
The Foresters at Woodland Management Service do Appraise forests of all sizes ranging from individual urban trees to large tracts as large as a half million acres.
Considering that it takes a day to measure and appraise a group of trees in a yard you would think that it would take weeks to measure a forty, or decades to measure a large half million acre tract.
Luckily for our clients, as the properties get larger, our samples get smaller.  On very small properties where the diversity is proportionally larger we need to measure … (12 comments)

Adirondack Timber Cruising, Weller Pond, a Well-Hidden Gem.
We often find some amazing sights in our travels, and this is one that very few people ever get a chance to see.
Though it is only about 10 miles Southwest of St Regis Falls New York as the crow flies, if you are not a crow it will take you a lot more to get there.
If you have the right keys to the private roads it will likely take you about two hours to get there via rough truck and atv trails.
Without the keys, the hiking will be rough, but rewarding with plenty … (11 comments)

A Visit to Upper Michigan’s Bond Falls.
The waters that empty into Lake Superior are abundant with water falls and a constant source of wonder for the many tourists that roam the forests of Wisconsin, Michigan and Minnesota.
Though we work extensively through this area, we seldom have time to stop and smell the flowers, or take pictures of the falls.
Well this past year one of our Foresters, Nick Crane was meeting with a client in the UP to pick up some maps for a project along the East Coast and had a little time to be a tourist.
So Today I am going … (23 comments)
