timber appraisal: Appraising Extensive Forests at Lightning Speed! - 05/17/16 05:11 AM
FAQ  How do you Measure and Appraise these Large Forests so Quickly and Accurately?
 The quick answer is Statistics.
The Foresters at Woodland Management Service do Appraise forests of all sizes ranging from individual urban trees to large tracts as large as a half million acres.
Considering that it takes a day to measure and appraise a group of trees in a yard you would think that it would take weeks to measure a forty, or decades to measure a large half million acre tract.
Luckily for our clients, as the properties get larger, our samples get smaller.  On very small properties where the diversity … (6 comments)

timber appraisal: This DIY Forest Landowner Nearly Lost a Half Million Dollars - 05/08/16 04:36 PM
How Much Do You Save When You Do It Yourself?  (a Negative $492,600)

Unfortunately the people who need to make the most money from their forest are generally the first people to take a small shortcut that will damage their forest and their bank account.

Countless examples have proven to us and our clients that it pays many times over to hire a Forester to manage your timber sale.

It really does pay big money to hire a forester.

I recently had a man call me and ask for some advice in selling his timber.

timber appraisal: Upper Michigan Gogebic County; Forests, Wildlife, and Recreation - 05/08/16 11:44 AM
Upper Michigan Gogebic County; Forests, Wildlife, and Recreation.
Upper Michigan is one of my favorite places with cool summers, snow filled winters and some of the best Sugar Maple in the world.
With over 9 million acres of forestland, and not that many people, this place is a real treasure.

This place may be a little tough on the deer with deep snows and less food than we see in Wisconsin or Lower Michigan, but you will find more of some of the other wildlife species like Bears, Moose, Wolves and much more.
I am always impressed with the quality of the forests in the … (4 comments)

timber appraisal: Another Forest Leaving Forestry Behind, maybe not... - 05/05/16 04:49 PM
Another Forest Leaving Forestry Behind, maybe not.
I often talk to  people who are thinking that they are saving trees by not using them, and I keep repeating that this is a FALLACY promoted by well meaning pseudo environmentalists who know very little of nature, carbon cycles or economics.
We do need to make use of our renewable resources or we will not be able to afford to own them.  After all the owners of this land do have mortgages, taxes, insurance and all the other expenses involved in owning property.
When we don’t use our forests and allow them to pay … (9 comments)

timber appraisal: Smart Forest Land Buyers get a Timber & Wildlife Evaluation - 05/04/16 12:25 PM

Timber & Wildlife Evaluation making a difference in finding BuyersHaving a good Timber appraisal and Wildlife Habitat inventory can make the difference in finding the right buyer for forestland properties.
A good Forest inventory and apppraisal will allow your seller to properly price and market the property both to investors and hunters who are looking to maximize their investment.  Wildlife habitat should also be incorporated into this appraisal as hunting and recreation is the number one reason for most forestland purchases in Wisconsin.

timber appraisal: DIY Forest Landowners, often become victims - 04/16/16 05:38 PM
Loggers Love DIY Forest Landowners

Over the past 26 years I cannot count the number of clients who have come to me after learning this lesson the hard way.
Many people feel that they can do the job themselves, or they have a friend or relative who is a logger and offers to help them out.  They all end up gaining a small fraction of what their timber is worth and to add insult to injury their forest is seriously degraded in the process.

timber appraisal: Ice Roads, Essential for Getting the Job Done in the Northwoods - 01/22/16 03:40 PM
Ice Roads, Essential for Getting the Job Done in the Northwoods
We are often asked, how do you get machinery into my remote property with equipment for logging and construction.
The answer is an age old technique used in the Northern States, we make an Ice Road.
We have been having a pretty good winter this year, which is great for people who have a lot of work to do in the Northwoods.
Cold weather can be a blessing for hard working Northerners who need to get into remote areas far from roads, such as loggers or carpenters who are working on remote cabins.

timber appraisal: Keys to Success in Selling Forest Land - 01/06/16 05:05 PM
These Mistakes Could Cost You a Forest Land Sale
A story about why a potentially valuable chunk of Forestland did not Sell, or nearly did not sell.
One thing that we have learned over the years is that some agents know how to sell forestland and others just don’t get it.
Those who don’t get it will price the property low to start with, put minimum effort into marketing the property, like posting it on the MLS and their own website, and then wonder why it is getting lots of traffic but not selling.
Recently one of these agents who … (9 comments)

timber appraisal: Smart Investors are Buying Timberland, Should You be too? - 12/17/15 03:28 PM
Smart Investors are Buying Timberland, Should You be too?
Forest land is taking the lead away from farmland which has been at a historic high for the past few years.
Largely due to Recent Stock Market volatility many are looking to diversify their investment portfolios.
Gaining periodic cash flows from Timber Thinnings and  Harvests along with alternative products from the land like recreational leases, oil and mining.
The smart investors like these properties because they are:
    1. A steady investment
    2. Very Tangible, they can see the asset, rather than a digital dollar in the stock market.
Many even visit their land investments, build recreation … (10 comments)

timber appraisal: New Crew Member at Woodland Management Service - 08/30/15 06:02 PM

New Crew Member at Woodland Management Service
Last week I took a trip up to Michigan to drop off a new crew member, a New Yamaha Kodiak 700.
After our old ATV bit the dust on a project in the Adirondacks this year we had a vacancy on the crew that was causing a lot of pain for feet and vehicles alike.
So this month I have been doing a bit of shopping.
Not finding anything worth buying in the used ranks, I finally bit the bullet and bought a new one.
I have never been a fan of buying new vehicles but after looking at … (13 comments)
