Often times I get calls from people who have recently acquired a parcel of Forestland and recognizing that they have a prized asset, seek to find some expert advice on how to maximize this asset.
The first critical step is to have an appraisal completed.
The best time to have an appraisal is before purchasing a property, but if this has not been done then the second best time is NOW.

FAQ Is a Timber Appraisal Necessary when Buying and Selling Forestland?
It depends...
Do you want to take advantage of tax programs such as the Timber Depletion Allowance?
When buying forestland is essential to know your basis, especially the basis of your timber, this allows for a significant tax break when it comes time to sell any timber from the property, and the value of this basis must be determined as of the day that you become the owner of the property.
Do you want your banker to consider the whole value of the property when considering your mortgage?

Delta County, Upper Michigan, Forests, Wildlife, and Recreation.
Upper Michigan is one of my favorite places with cool summers, snow filled winters and some of the best Sugar Maple in the world.
With over 9 million acres of forestland, and not that many people, this place is a real treasure.
This place may be a little tough on the deer with deep snows and less food than we see in Wisconsin or Lower Michigan, but you will find more of some of the other wildlife species like Bears, Moose, Wolves and much more.

Selling Rural Land? Learn to Read and Write Property Legal Descriptions We work with a lot of Real Estate Agents in evaluating, finding and helping sell forestland and one of my pet peeves has always been a lack of proper training my most professionals in writing proper legal descriptions.
A proper legal description allows anybody who reads it to quickly locate the property on a map as well as on the ground.

Keweenaw County, Forests, Wildlife, and Mountains of Upper Michigan.
People don't generally think of the Midwest as a place with mountains, but if you have ever tried to inventory the mountains of Upper Michigan you would testify that we have a few.
Scenery in every direction is a good way to describe Keweenaw County, I highly recommend a visit here to see the endless views, beautiful waterfalls, immense forests and wild creatures.

Jackson County is a Wildlife paradise with 375 Thousand Acres of Forest land.
Our clients at Woodland Management Service own own land here not just for the bountiful wildlife but also for the quality timber.
Most of this 375 thousand acres of forest land is Oak with over 130 thousand acres of Oak forests which provide premium deer and turkey habitat along with timber income. Ashland County, Wisconsin Forests & Miles of Shoreland!
Ashland County with it's location on the south shore of Lake Superior's Chequamegon Bay holds a lot of history for Wisconsins early people, including the Ojibwa Indians and French explorers.
One band of Ojibwa people still live here and own a significant chunk of forestland here, but most of this land is off limits unless you have permission to be there.
The French explorers have been long ago replaced with loggers, hunters, tourists, and many others who come here to enjoy and work in the woods.

Your Forest May Need a Little Help
Landowners ask, why should I manage the forest on my property, the forest was here before I owned it and will be here after I am gone. That is true, but here are a few reasons why Forest land needs to be managed.
Nature manages its forest at a slow rate, so in order to improve wildlife habitat, protect watershed, improve recreational value or yield maximum timber production, it needs to be helped along. Foresters guide the growth by cutting established trees and allowing new ones to grow in their place.

I always enjoy working in this area of Wisconsin along the Michigan border, the timber is great, the wildlife is plentiful, and the scenery is exceptional.

One Year in the New Office of Woodland Management Service.
It's hard to believe that only a year has gone by since we closed on our new office along Hwy 51 in Stevens Point.
A lot has happened during that year, some good and some less enjoyable and I am sure that the next year will be a great and busy year too.
