Each year, RE/MAX Realty Group and I work to collect food for folks in our community who are less fortunate. Over the years, we have collected a great deal of food. This year, however, the food banks tell us the need is especially great.

One question I am often asked by clients is about structuring an offer on foreclosed properties. Whether an investor or first-time buyer, the bottom line net to the seller is the key figure. If closing cost assistance is required, buyers may offer over asking price to compensate for the needed cash.  In terms of the offer price, banks are not usually willing to negotiate on newly listed properties.   Of the 3391 homes currently available for sale in Montgomery County, 89(2.6%) are REO or foreclosures while 602(17.8%) are potential short sales.  The number of foreclosures available is low and in response, lenders are receiving multiple offers on many and selling for above list price. distressed properties: Advertising your short sale listing approved but is it? - 12/22/10 12:42 PM
I just wrote an offer for a client on an "approved" short sale. When I contacted the agent, as I expected, the short sale had been previously approved but was no longer valid. Every day I look at short sale listings advertised as "approved" and wonder how much liability there could be to listing agents and I expect an increase in ethics complaints accordingly in the coming year. While there are a few bank "pre-approved"short sales under given terms, most are not.
