The Federal Reserve and Mortgage Rates Understanding What Causes Interest Rate Movement
Consumers are often misled when it comes to the subject of the Federal Reserve and how it affects mortgage interest rates. Often the media is the culprit causing the confusion. In the last few years, the Fed has taken action that caused mortgage interest rates to move in a direction other than what consumers expected, because the media provided weak reporting on the subject. The Federal Reserve affects short-term interest rate maturities, the Fed Funds rate, and the Overnight Lending rate. These factors have a direct impact on the Prime rate. … (0 comments)

Please Note:  Under the Governor’s proposed Budget Reconciliation and Financing Act of 2012 (BRFA, HB 87/SB 152), Maryland would be the first state to scale back the most important tax benefit that homeowners receive, the mortgage interest deduction – this is NOT an honor MARYLANDERS want!  URGE your legislators to OPPOSE the Governor’s BRFA Bill.

maryland: Before you walk into that Open House- Who does the Realtor represent? - 11/22/11 04:34 AM
One of the biggest areas areas of misunderstanding among the public and many Realtors is exactly who a Realtor represents in a transaction. In Maryland, a Realtor is obligated to present a potential client with the document Understanding Who A Real Estate Agent Represents. This should occur at the first scheduled meeting or substantial discussion about a property. For the purpose of this blog, I'm only focusing on the aspect of an Open House.
When a potential buyer walks into an open house, he/she should likely presumes that the agent represents the seller. What happens when the agent sitting the home … (1 comments)

Trustee Sales- Trustee sales are auctions held at the courthouse steps and represent the final step in the foreclosure process. The sale is open to the general public but buyers should be cautious. The first trust lender will generally bid as well up to the current loan balance including legal fees making the price too high for most buyers. While there are exceptions, buyers should bid with caution.  Trustee sales are purchased site unseen and no inspections are permitted as a condition of the purchase. Financing is generally non-existent as … (0 comments)

One question I am often asked by clients is about structuring an offer on foreclosed properties. Whether an investor or first-time buyer, the bottom line net to the seller is the key figure. If closing cost assistance is required, buyers may offer over asking price to compensate for the needed cash.  In terms of the offer price, banks are not usually willing to negotiate on newly listed properties. They may allow for closing help provided there are no competitive offers. After the first two weeks, banks become more flexible before offering … (0 comments)

Of the 3391 homes currently available for sale in Montgomery County, 89(2.6%) are REO or foreclosures while 602(17.8%) are potential short sales.  The number of foreclosures available is low and in response, lenders are receiving multiple offers on many and selling for above list price. Short sales continue to be an active segment for buyers looking potential deals, especially for those who can allow the lender(s) sufficient time to complete the process.     Our market is opportunistic for both buyers and sellers. Investors looking to expand their portfolios … (0 comments)
