One question I am often asked by clients is about structuring an offer on foreclosed properties. Whether an investor or first-time buyer, the bottom line net to the seller is the key figure. If closing cost assistance is required, buyers may offer over asking price to compensate for the needed cash.  In terms of the offer price, banks are not usually willing to negotiate on newly listed properties.
