homes for sale: Relax and Live One Day at a Time - 02/18/15 07:16 AM

“The best thing about the future is that it only comes one day at a time.”
- Abraham Lincoln (1809-1865)

BUT, we always want to look far beyond into tomorrow. We let our fears take charge and we reach out far past today. Sometimes, we become immobilized as we face the future.

If this has ever happened to you; I recommended the following exercise:
Set aside 10 minutes, and I suggest you do it today. Settle into a comfortable chair. Set an alarm for 600 seconds so you will know when the 10 minutes will be complete and you won't have to … (9 comments)

homes for sale: No More Steals ... Just Good Deals - 03/24/13 05:35 AM

Dear Investors,
YES, The Market is Really Changing!
I work with many investors and they have been aggressively bidding on low end condominiums with the goal of upgrading and renting them out. Up until now, the strategy has been working, as the offers are cash, without contingencies. Of course we have been at the mercy of the bank's decisions, but in a majority of the cases the banks have agreed or at least countered. But that was the last 18 months.
Times have changed, this strategy is no longer working. The last 9 offers I presented have been met with additional offers on the … (4 comments)

homes for sale: DO IT NOW! - 01/25/12 07:14 AM
In these past 2 years, 3 out of 5 people I talk to don’t want to list their homes for sale, because they are not worth what they were worth 5, 6 or 7 years ago. They would rather put their life’s plans on hold and wait for the real estate market to come back. How sad that thought is?
It brings to my mind a story that I was told about 20 years ago.
The story was about a man who really got tired of his job, in fact he really never liked it much, but he showed up … (0 comments)

homes for sale: Good Shepherd Hill - Danbury, CT - 07/07/11 04:12 AM
O
Only four condominiums have sold in the last 12 months at Good Shepherd Hill and I have been involved in 2 of the transactions. I had one listing sell and I brought a buyer to a different unit. Time to celebrate? Of course!
But it's also time to prospect.
I'm sending cards to everyone in the complex to let them know about my success. Doing a bit of bragging. Announcing my success. And letting all of the homeowners know that I make sales happen and asking for the opportunity to work for them.
Posting on facebook. Leting all of my … (0 comments)

homes for sale: Back to BEING PUBLIC ... - 01/06/11 10:01 AM
An amazingly quick response from Karli at Activerain reinstated my status as a long term poster, so my blog posts can find their way out to the public again. Thank you.
I have missed the fact that my property listings, when I searched them by address, were no longer finding their way to the top of Google and Yahoo searches. I don't know how Activerain does it; but it works. My clients really appreciate the publicity too.
And not only do I appreciate the extra advertising power that Activerain provides; I enjoy taking a few minutes every day to read a few … (2 comments)

homes for sale: Tarrywile Park - Danbury, Connecticut - 11/17/09 01:07 PM
Are you aware that less than miles from Main Street, Danbury, there are 21 miles of hiking trails wandering through the 722 acres of Tarrywile Municipal Park?
Many people have heard about the park because they have attended a wedding, business meeting or some other gathering at the Tarrywile Mansion.  It has been serving as a Community Center for almost 20 years now and can be rented out for your special events and gatherings.  But there is so much more to the park.
When I need a break from the doldrums and stress of life, I slip on my hiking boots … (0 comments)

homes for sale: Lowering your stress levels - 11/17/09 01:11 AM

To Reduce your stress!
Ask yourself if you're being high maintenance and low performance at this time, and if the answer is yes - then stop.
Let go of excuses you cling to in order to explain away your lack of success.
Stop feeling defeated - it's time to attack the problem again, using a different tact.
Take on one task at a time and finish it.
Don't set arbitrary goals such as, "I will work on marketing this property for the rest of the day.
Vision your tasks successfully completed.
Stop being defensive - your self-esteem is not something … (7 comments)
