I have received the majority of my lease renewal notifications back from current residents so those NON-responses are leaving so I have activated those listings on my website and started my AGGRESSIVE marketing on Craigslist.
A local family that requires a larger rental home in a specific school district contacted me to arrange a viewing.  Since the property is currently occupied, I communicated that I needed my 1-page rental application completed for all adult applicants and either SCANNED and EMAILED or FAXED back to me.....INSTEAD * they delivered their application forms to my office with their application fee check.

5 years ago, I had a client who was going on vacation and wanted me to TEXT him when I secured a tenant for his rental home....I HAD NO CLUE so he told me what to do and I entered his full mobile phone # in my Google contacts and the rest - as they say - is HISTORY.
Fast forward to 8-10 inch snow storm in Virginia of last Wednesday and as power, internet (land lines) were OUT and roads were impassible, I remained in business.

I'm getting "office closed" posts from other area property managers because of the heavy snow storm in the Virginia area.
We have known about this since SATURDAY.....so my question is HOW DO THEY DO THAT?  HOW DO THEY CLOSE?  
I checked in with 3 repairmen yesterday on their "snow status" AND I have seen my yard service post on Fb with a photo of their plows that are READY to go to work.
I'm NOT at my office - although I am tracking a FedEx delivery of a tenant prospect's check to trigger my sending him his lease packet electronically. … (16 comments)

My rental property management agency failed to send me a 1099-MISC (and is refusing to send one). How do I report my rental property income or report my agency's failure to send a 1099? Their accountant says they don't need to send a 1099-MISC to me (they have sent it to vendors for work). Every forum I've looked at said that property management agencies should send the property owner a 1099-MISC to report their income from the rental. The above question is from the INTUIT (Quicken) website and so far, all of the answers to the question are INcorrect or INcomplete.

I have several residents who are employed by local DoD subcontractors.
My rent renewal notices hit their mailboxes on Monday and they are concerned that they may not have JOBS much less increased income to pay the stipulated rental increase because of the threat of sequestration.
Fortunately, my increases are less than half of any shortfall for the NEW rent for NEW residents AND most of these residents have a "working spouse" who make significant income from PRIVATE local employers.

I answer my own phone * actually my office land line forwards to my cel phone * so when I received a call today from a Sprint cel phone number I answered it.
It was a man IDENTIFYING HIMSELF AS A PROPERTY MANAGER requesting a tenant reference.  I advised him that I required a $25 FORMS FEE and a signed rent verification request from my current residents.....HE WENT THROUGH THE ROOF on the phone.
1)  HE was not going to pay for a prior landlord reference.  I HAD NOT ASKED HIM TO.

UNFORTUNATELY, I rarely take the properties that are referred to me and I ALWAYS thank those who give me these referrals.....

I went to a property presentation on Friday for a very desirable rental home * BIG with a 2-CAR garage * 2 of my 3 favorite features of a new rental home.
I had already sent these owners my management proposal and management agreement and was expecting to meet with them, sign the agreement, get the property keys and a check.

I'm going through my current residents' lease renewal notifications this week.
According to their lease, my residents are to notify me if they want to renewal their lease and THEN I have discussions with the property owners about rental increases.
THIS YEAR, more current residents are notifying me that they want to renew their lease....ESPECIALLY higher-end properties.
Families who have increased/decreased in size or changed their local work/employment are not moving - they are adjusting to these change in circumstances in their CURRENT rental home.
