Twice in 2 days I have had rental prospects call me to view a rental home and when I questioned them about where they were living NOW, they both indicated they were in foreclosure.

I received an e-mail inquiry about a rental listing yesterday from a prospect who wanted to come up TODAY/SATURDAY to view a townhouse I have for rent.
I responded via e-mail that it would be fine and I proceeded to call his cel phone to set up a time.
He was very surprised when he heard from me and when we arranged to meet TODAY to view the property, he again said how surprised he was to hear from anyone for a weekend rental showing.

I received a phone call today inquiring about my management fees for a tri-plex property he is considering as a purchase.
3 questions later, I knew the property he was referring to and the current property manager so when he started asking about my fees, I needed to "school" him on why his question was too GENERAL to be informative for his purposes.

   I happened to find an article posted by you while Googling info about the rights of Guarantors. I hope that you may be able to clarify somethings for me----some background on the issue first.
   I also live in the state of North Carolina so I am aware the states have different statutes re: definitions. I just called the NC Real Estate Commission in Raleigh and they provided very limited info regarding my circumstance.

I just received a contact via ActiveRain from a rental prospect who Googled rental homes in our area.
After a lengthily discussion on what they WANT and can NOT find in our area, I responded that maybe they need to REfine what they REALLY need.
I have a one-level 2 bedroom patio home with a garage that is PERFECT except it needs a 3rd bedroom.....HELLO!  guest can stay at a motel or that extra furniture can be PUT IN STORAGE.

After almost 50 years in the property management business, it is easy to get lost in the fact that many of my residents do not know how to "live" in their new rental home.

I've only got about 5 remaining security deposits to account for during my current round of move-outs and move-ins.

I just received this e-mail. This agent's SELLERS are current TENANTS of mine and they moved into my rental property while staging their home to SELL....and they took way too long to organize this process and are 2 months late in the process.
The rent of $1750 is $300 over market and although the home has new carpet, it is MUCH LESS DESIRABLE when newer/larger/nicer townhouse units are available with 2-car garages for LESS RENT.
