In these days of "multi-tasking" and providing "service above and beyond", let's not forget that PROPERTY MANAGEMENT is a specialty that requires expertise and education above and beyond general brokerage sales training.
It it not just pulling a few sheets from the lease pad in the front desk or getting sign-on authorization from your real estate forms provider, writing a lease, even just filling in the blanks, should be done with direction...from your broker, attorney or client under supervision of your broker.

The majority of my lease renewal letters * I do letters and not new lease forms * went out mid-February and are due back signed by Friday * the 11th. Many residents are renewing their lease for another as they have taken a look at their options and the cost of MOVING is greater than the moderate increase in their rent. Only 2 residents did not get an increase and that is because their lease amount was slightly above market when it was signed less than a year ago. Having just been to our local post office to get my personal and business mail as well as buy some stamps, I am sorry to see that many areas of the country may loose this valuable small town resource to cost cutting measures. Almost 2000 small and uneconomical sites may be closed in addition to the 491 already slated for closure. Although the USPS indicates it is not cutting home delivery, not having counter or clerk staff for mailing packages, buying stamps or handling special requests will be difficult for may citizens of rural areas. I am very glad I live in a post office box. From the beginning of my property management career, the firms I work for have always had post office boxes from the USPS. In my early career, as a secretary, I often went to the box at lunch to retrieve mail and checks, etc. When I started my first property management firm in California, I established my post office box before any other start-up function. Calculations differ so my guesstimate is 12 inches of snow on our cars and drive here in Keswick, VA.....Neighbor with a blade on his truck cleared our drive yesterday * my SoCal husband has a new JEEP and transferred his VIRGINIA vanity plate of WAVGUY to his new car....I grabbed camera from my car to take this picture before he destroyed the evidence.....Yes, it DOES snow in Virginia!!!

One of the GREAT joys of living in Virginia's PREMIER Hunt Country is the annual Blessing of the Hounds held each Thanksgiving morning at Grace Episcopal Church on Gordonsville Rd. The Keswick Hunt Club hounds are brought to the church and the members of the hunt club come with mounts for the blessing and then start the hunt season across the road at the Kinloch estate.
