Since I am getting down in inventory of rental homes, I am EXPANDING my use of alternative html for my AGGRESSIVE Craigslist postings.
While playing with Fb and CL, I found that I can I copy the listing from CL directly to my company Fb page.....I have already found that I can use the 3rd line link in postlets to post to Fb and now I know that I can post the html from my HERO hosted website there also.

I've been going GREEN without knowing it...
I am only sending about 10% of my owner draws each month via snail mail with 2-page cash flow statement and check.  The remaining owners get their statements via e-mail and I send their checks directly to their bank.  I'll be going to ACH for owner deposits next year.
I have never subscribed to sending tenants rent statements except for commercial tenants where CAM charges may change.
Whereas I have been printing 2 copies of my 6-page lease on plain paper front and back, I'll be sending them electronically in 2013 along with my 19 page … (11 comments)

About 5 years ago, through no fault of my own, I had a high-end rental with a February move-in.  The residents, after picking up the keys, called wanting to know who was going to come clear the path for their movers to their furniture into the basement area.
This CURED me of having people move in when weather might be a problem so I have learned to adjust my lease end dates by providing new renters with a choice of lease end dates for the next spring or summer.

I've had a blended family in one of my rental homes for over a year.  H/W w/3 children and her brother.  This has been fine because the house is set up for multi-generations with a small kitchen, full bath and bedroom on the lower level.
After the first year of the lease, I offered them a lease renewal which they accepted.
THEN...the water line to the house started leaking.  The tenants got a HUGE water bill and my plumber dug up 30 feet of the water line and replaced it.  A check over a 4 hour period did not show leaking … (7 comments)

On a Sunday morning at the office, I get a phone call from a # I do not recognize and since I am hurrying to get to a 10A rental showing, I let it go to voicemail.
I get a moment to listen to her message and the woman says she is calling for her son who can't call me during the day as he is in a windowless place that does not allow phone calls.

A posting on the MrLandlord website questions the ability of a landlord to provide information to the Office of Child Protective Services.
SHORT answer is NEVER unless there is a subpeona OR a court order.

While many agents, landlords and property managers would want to provide as much assistance as possible in the case of a child's welfare, the BUSINESS reality is that they should not unless the adult tenant authorizes it IN WRITING or a JUDGE or a COURT orders it.

After listening to several HEAVY books on CD, I pulled the newest Carl Hiaasen from my TO BE READ(listed to) pile this weekend.  
FLUSH is set in his usual South Florida * the Keys to be exact * and there are GOOD people having trouble doing BAD in order to be GOOD.
Noah Underwood's father is in jail for sinking a casino boat that has been pumping its "holding tanks" in the local basin.  This causes the local swimming and fishing beach frequented by Noah and his friends and area families to be closed by the Coast Guard.

Toward the end of the summer * after school starts * many rental properties in our area do not rent as fast as owners would like.
I have had a VERY NICE townhouse available for rent for 2 months - had the owner given it to me SOONER rather than letting it sit vacant waiting on "others" to remove discarded furniture and clean it  - it would have rented SOONER and THAT'S another blog.

I have 5 tenant couples who are landlords LOCALLY and who have moved into a rental home for better school choice for their children OR to be closer to their work.
The latest one has been e-mailing me in twice daily that the dishwasher at the unit she moved into a month ago does not work - does not turn on....so she takes it upon herself to FIND that the dishwasher is 1) OLD; 2) it needs to be REPLACED; and that 3)  she will find a used one on Craigslist for $100 if my repairman will install it.

I received an e-mail inquiry about a rental listing yesterday from a prospect who wanted to come up TODAY/SATURDAY to view a townhouse I have for rent.
I responded via e-mail that it would be fine and I proceeded to call his cel phone to set up a time.
He was very surprised when he heard from me and when we arranged to meet TODAY to view the property, he again said how surprised he was to hear from anyone for a weekend rental showing.

I received a phone call today inquiring about my management fees for a tri-plex property he is considering as a purchase.
3 questions later, I knew the property he was referring to and the current property manager so when he started asking about my fees, I needed to "school" him on why his question was too GENERAL to be informative for his purposes.
