I have clients who live in Singapore and they want to REfi their home that I manage. I received an e-mail this morning that they had contacted their bank * Wells Fargo * about a REfi and was told that because the home was rented, they would not do a REfi.

One of my two property management presentations last week was to a couple who are leaving the area for 2 years and she is leaving at the end of September. She is driving 2 hours each way to the area on the weekend to arrange for the move and coordinating everything while working a 9-5 job during the week.

After staying up last night to watch the NIGHTTIME NASCAR Cup race from Bristol TN's Thunder Valley, I got up this morning to view the downed tree limbs debris in my yard that is THOUGHTFULLY placed near the downed and cut-up tree that came down during a thunderstorm several weeks ago.

When I listened to the call, the owner had just vacated a 2-year-old townhouse 2 min from my office and his real estate agent had suggested that he call me. He also indicated he had talked to my residents in a townhouse I manage 3 units down from his and he wanted to talk to me. I started advising prospects to come to rental property viewings WITH THEIR CHECKBOOK over 6 weeks ago. Although public schools in our area return next week, some private schools are not starting for another week, area rental prospects are scrambling to get their children registered.

I have a greater-than-normal move-ins for Monday * the 15th BECAUSE LOCAL homeowner residents want to get their children registered into NEWER/Better scored AREA schools. These property owners want to move or relocate for schools, jobs and education offerings and yet they do not want to separate their families while trying to sell their current home NOR do they want to face foreclosure NOR the long distance joys of a short sale.
They are NOW PROPERTYowners/LANDLORDS to a similarly situated family of RENTERS who may well be PROPERTYowners/LANDLORDS.

I am very proud that I return almost all of my departing residents' security deposit ENTIRELY....I have worked HARD o this part of my management procedures in recent years and it has paid off....for the majority of my residents. I have my move-out instructions in the Resident Handbook that accompanies the lease. I sent ADDITIONAL move-out instructions a month before their lease terminate date AND I provide them the names of my preferred carpet and cleaning personnel AND suggest that they mention that they are MY residents.
