landlordwhisperer: Cinderella Chronicles * Part CINCO * They can BUY a HOUSE and Can't Read their Lease - 03/14/13 08:50 PM
The "drop dead date" for returning my first round of executed lease renewals was last Friday at 5P....and since we had no power or USPS for several days because of the BIG SNOW STORM (USPS may be able to DELIVER; however, they can't PROCESS without electricity), I delayed REposting properties as AVAILABLE until last Tuesday.
One of my residents families that did not return their lease renewal form by the deadline has a property with a first floor master bedroom that one of my OTHER resident family member needs for health reasons AND the owner of THEIR current rental home is … (6 comments)

landlordwhisperer: Cinderela Chronicles * Part FOUR * That's my PROCESS and I'm Sticking To It - 03/13/13 10:19 PM
I managed a nice townhouse 2 years ago and put a family from Florida in it.  I then parted ways with the property owners and now my FORMER residents want to 1) move closer to his work; and 2) into a rental with better schools for their children.
SHE contacted me a few months ago when she started seeing some early property offerings that were the size and in the areas they now want to live in.
When I explained that I would require completed rental applications for her and her husband prior to scheduling a viewing, she indicated she … (9 comments)

landlordwhisperer: Cinderella Chronicles * Part TROIS * You should have MENTIONED That Earlier - 03/12/13 08:55 PM
I have received the majority of my lease renewal notifications back from current residents so those NON-responses are leaving so I have activated those listings on my website and started my AGGRESSIVE marketing on Craigslist.
A local family that requires a larger rental home in a specific school district contacted me to arrange a viewing.  Since the property is currently occupied, I communicated that I needed my 1-page rental application completed for all adult applicants and either SCANNED and EMAILED or FAXED back to me.....INSTEAD * they delivered their application forms to my office with their application fee check.
SORRY * … (10 comments)

landlordwhisperer: Cinderella Chronicles * Part DEUX * I want them to move in the SPRING - 03/11/13 10:23 PM
One of my current clients have moved twice since I started managing and renting their local townhome almost 5 years ago.
They are now exploring the possibility of selling the unit and have had their real estate agent view the townhouse and give them a selling extimate and market analysis.
Meanwhile, the townhouse residents want a KNOWN lease end date if they are to renew their lease and they know they will have a better chance securing a new home in the SUMMER of 2014 than March, 2014 which is when the owners' real estate agent is telling them they need … (5 comments)

landlordwhisperer: Cinderella Chronicles * I have to move EARLIER than THAT! - 03/10/13 09:34 PM
My current residents have almost all renewed their leases for another year and those who have NOT * I will be activating the listing for their homes on my web site and in organize them in my Craigslist posting routine * will be moving out of the area for their employment or further education.
Because there are fewer available rental homes in the area, local renters who want to move UP or DOWN are anxious to find another rental home and
I had a rental prospect contact me about a PERFECT new home she found on my website * PERFECT … (8 comments)

landlordwhisperer: You want on my PREFERRED Vendor List? Better have a SMART Phone & Know How to Text - 03/09/13 08:17 PM
5 years ago, I had a client who was going on vacation and wanted me to TEXT him when I secured a tenant for his rental home....I HAD NO CLUE so he told me what to do and I entered his full mobile phone # in my Google contacts and the rest - as they say - is HISTORY.
Fast forward to 8-10 inch snow storm in Virginia of last Wednesday and as power, internet (land lines) were OUT and roads were impassible, I remained in business.
My PREFERRED tree guy lives further into the country than I do and he … (3 comments)

landlordwhisperer: I woke up to 5 inches of SNOW at 5AM....At 9A - we have 8 * I'm not CLOSED - 03/05/13 09:50 PM
I'm getting "office closed" posts from other area property managers because of the heavy snow storm in the Virginia area.
We have known about this since SATURDAY.....so my question is HOW DO THEY DO THAT?  HOW DO THEY CLOSE?
I checked in with 3 repairmen yesterday on their "snow status" AND I have seen my yard service post on Fb with a photo of their plows that are READY to go to work.
I'm NOT at my office - although I am tracking a FedEx delivery of a tenant prospect's check to trigger my sending him his lease packet electronically. … (16 comments)

landlordwhisperer: MORE INcorrect information on WHO and HOW to REPORT 1099-MISC for Rental Income - 03/04/13 08:06 PM
My rental property management agency failed to send me a 1099-MISC (and is refusing to send one). How do I report my rental property income or report my agency's failure to send a 1099? Their accountant says they don't need to send a 1099-MISC to me (they have sent it to vendors for work). Every forum I've looked at said that property management agencies should send the property owner a 1099-MISC to report their income from the rental. The above question is from the INTUIT (Quicken) website and so far, all of the answers to the question are INcorrect or INcomplete.

landlordwhisperer: Insurance Companies Not Issuing Policies based on Dog Breed you Own OR have in your Rental Home - 03/03/13 07:07 PM
Many property managers are restricting the breed of dogs they will accept in their clients' homes and they are ) requiring photos of the dog; and 2) limiting that specific dog in the lease...if the dog dies or is removed from the home, no NEW dog can be brought in
Insurance Companies Not Issuing Policies based on Dog Breed you Own!

Insurance companies are getting pickier about what breed of dog you have before issuing a homeowners policy based on the carriers new restrictive rules. Now when a potential homeowner contacts a company, one of the first questions they ask … (4 comments)

landlordwhisperer: When your TENANT is CAUGHT in the SEQUESTER Vice.... - 02/28/13 01:54 AM
I have several residents who are employed by local DoD subcontractors.
My rent renewal notices hit their mailboxes on Monday and they are concerned that they may not have JOBS much less increased income to pay the stipulated rental increase because of the threat of sequestration.
Fortunately, my increases are less than half of any shortfall for the NEW rent for NEW residents AND most of these residents have a "working spouse" who make significant income from PRIVATE local employers.
I've agreed to delay initiating my REmarketing efforts for their homes until the end of March AND I've notified my owners … (5 comments)

landlordwhisperer: DIY Landlord Calling for a TENANT REFERENCE Missed a LEARNING Moment - 02/27/13 05:49 AM
I answer my own phone * actually my office land line forwards to my cel phone * so when I received a call today from a Sprint cel phone number I answered it.
It was a man IDENTIFYING HIMSELF AS A PROPERTY MANAGER requesting a tenant reference.  I advised him that I required a $25 FORMS FEE and a signed rent verification request from my current residents.....HE WENT THROUGH THE ROOF on the phone.
1)  HE was not going to pay for a prior landlord reference.  I HAD NOT ASKED HIM TO.
2) HE had never heard of a FORMS FEE … (14 comments)

landlordwhisperer: How is YOUR Referral Network? Who do you REFER to? - 02/24/13 07:14 PM
I am very fortunate to have GREAT owners and residents who refer owner and tenant prospects to me....I HEART referrals!
UNFORTUNATELY, I rarely take the properties that are referred to me and I ALWAYS thank those who give me these referrals.....
I received an e-mail this morning from a new investment owner of a short sale that he and his wife will be repainting over the next few months.  A current OWNER and a current TENANT both mentioned my name to him and he acknowledged in his e-mail that he may well be over his head in his purchase and remodeling … (3 comments)
