My office is adjacent to the Albemarle County Service Authority so I hand deliver payments and authorizations as well as get final bills for tenant to make sure that they are paid before their deposit is returned. I went to their office on Thursday and all of the doors were decorated differently - they had a contest on who could do the BEST office door.

I found the GREATEST last minute gift yesterday. I went to a local women's store in our area looking for a FLAT belt to wear with jeans when I don't want a bulky belt buckle. When I told the sales woman what I wanted, she offered that I needed an Invisibelt....and I responded...YES I DO! It is CLEAR so no having to buy matching shoes AND the buckle snaps secure so it is FLAT! I don't give my residents a "gift"; however, I do have a NAUGHTY and NICE list. I have new residents moving into a 3-level home and they just e-mailed me that they do not have the key to an upper door from the master bedroom. The door they can not open as a deadbolt in addition to a knob lock and it opens from the MASTER bedroom onto a small balcony with a painted plastic railing. The railing is in accordance with building codes; however, while the balcony adds to the Victorian charm of the exterior of the home, the balcony has no value other than DECORATIVE..

If one of your 2013 goals is to try new social media venues * don't forget Craigslist. The "issues" with SPAM, etc have been dealt with IMHO * beautifully * by Craigslist and their offering of their own html posting option.
From the beginning, when our area did not have a our own CL "city" I worked and lobbied CL to create one for our area and after a year, they did. I had to post my rental listings in CL "city" that was an hour away and in a different area code. As rental prospects are turning more to … (5 comments)

As I was delivering my CHRISTMAS plants last week, I realized how many in the real estate industry ARE or HAVE moved in the last year. The HOA/condo management business I work with moved their office YESTERDAY to a smaller office with MORE parking for their homeowner/board meetings. A local agent who was NEW to my list has her office next to a LARGE, local real estate office whose sign was being removed. She indicated their agents had consolidated to another office and they had SOLD that particular building. Meanwhile, 2 property managers have totally overgrown their office of 3 … (8 comments)

...they returned from the Thanksgiving holiday and found their house had been broken into. Fortunately, this is a single, MATURE, woman who has renter's insurance and who did not PANIC. She 1) filed a police report; and so 2) she can file against her renter's insurance. She has researched her options and when she notified me over the weekend, she asked me for permission to put a NON-key entry to the back door which I approved. This happens MORE OFTEN than DIY landlords or property managers might think or want. One of the JOYS of using Craigslists is the DELETE/REpost option for listings. ALLOWING posts to remain in the AD ROLL for days can be DANGEROUS as..... 1) it allows rental prospects to view rental RENT reduction$; 2) it allows current residents to COPY/PASTE ads for their own purposes; AND 3) it allows the property to become STALE on the site for many users. I've FLAGGED this ad on Craigslist this morning so hopefully the CL folks will see it and remove it. I doubt the … (7 comments)

Last Sunday was the LAST NASCAR race of the season and I answered my smartyphone during a CAUTION in the race. The caller wanted to schedule a property viewing for 48 hours LATER * 11A on Tuesday * and indicated that her family needed to move in 3 WEEKS. I arrived 20 minutes EARLY to the showing - turned on lights, swept the front porch of leaves, sprayed my new FAV Febreeze scent and OPENED the blinds.
