Mid-September last month, almost half of my AVAILABLE rental inventory DISAPPEARED * not POOF disappeared * BUT now they SEE IT; and then they RENT IT! DISAPPEARED. I have 6 move-ins this month which is a large number for this time of the year.
One of the reasons is that the government funding debacle has caused new-hires for a local government agency to be delayed almost 2 months. Another reason is that the University of Virginia has had funding sneezed on it for new-hires in anticipation for Obamacare....they want to spend the $$$ now so that their funding level does (5 comments)
NOW * as a lowly property manager * I want to give RECOGNITION to those Sellers who have now elected to RENT their home as they move on elsewhere for work, school, family requirements.
These owners have NOT elected foreclosure or short sales for their property. They have ELECTED to RENT their former home, take the NET rental income and continue to pay their HOA dues, mortgage, real property taxes and insurance and have their properties and former neighborhoods maintained..
I originally ordered them to put on my yard signs. As I have been removing the signs from LEASED properties, I have cleaned them on both sides, allowed them to dry and then placed the QR code sticker on the lower corner. For those signs that are placed inside windows of units, the codes read through the glass.

I monitor some DIY landlord websites and this time of the year, one of the BIGGEST issues is DIY landlords doing work on properties * cleaning * yard work * upgrades * and charging their departing residents' security deposits. FEW states actually require that a copy of the actual repair costs be provided to the departing residents. California changed to this requirement a few years ago and landlords got creative with creating their own FAUX invoice paperwork. Giving copies of the cost documentation and return itemization statement are two DIFFERENT issues. Fortunately, Virginia ONLY requires that I provide an itemization STATEMENT (8 comments)

I started advising prospects to come to rental property viewings WITH THEIR CHECKBOOK over 6 weeks ago. Although public schools in our area return next week, some private schools are not starting for another week, area rental prospects are scrambling to get their children registered.
I have a greater-than-normal move-ins for Monday * the 15th BECAUSE LOCAL homeowner residents want to get their children registered into NEWER/Better scored AREA schools. These new residents are renting their CURRENT homes to residents with NO children and they are renting in an area with schools specific to the needs of their children. Also, (8 comments)

ngic: Most Residents RENEW their Current Leases * Fewer Rental Homes Available!

The majority of my lease renewal letters * I do letters and not new lease forms * went out mid-February and are due back signed by Friday * the 11th. Many residents are renewing their lease for another as they have taken a look at their options and the cost of MOVING is greater than the moderate increase in their rent. Only 2 residents did not get an increase and that is because their lease amount was slightly above market when it was signed less than a year ago. This did not take long......I have been getting LOADS of rental inquiries and e-mails from prospective residents who want to see homes. They have been referred to local real estate agents in the area from real estate agents in their current home town and they think THIS gets them GREAT SERVICE and automatic entree into rental homes in the area. They are disappointed that these agents who they have NEVER MET and may have only talked to on the phone for 10 MINUTES can't view homes for them. Meanwhile, their "agents" are calling telling me what their "clients" want in a (6 comments)
ngic: Why I Do Not Deal with Surrogates!

It worked well for Nicole and Keith Kidman/Urban; however, dealing with surrogates in the property management and leasing process RARELY works out well. Since I do not deal with undergraduate UVA student rental properties, I rarely get phone calls or e-mails from the "rents" looking for their children. I do get calls from friends, relatives, and fellow new-hires in the area who are looking for the FRIEND, BROTHER/SISTER, Future CUBICLE MATE! I know that the sooner I can get them and the ACTUAL rental prospect to my website to review our available listings and links to resources in the area, the (9 comments)
