This is not news to many professional property managers in areas with a high-end rental market. Many incoming UVa medical doctors and personnel are no longer buying when they are only going to be in the area for 2 or 3 years. Likewise, many incoming military families are keeping their homes in the NoVA/DC area in favor of renting large area homes for the next 2 or 3 years while on duty at local government security agencies.

I WISH I had known to have these when I first started in real estate * NEWBIES take note! 1) Loads of cheap pens * I used to buy cheap pens in bulk and they never lasted and were easily lost. I need them at my home, at my office, in my car and in my property presentation folder. I know I spent hundred$ of dollar$ over my career buying these pens. Forest Lakes is an EXCELLENT example of where investors can get BANG for their investment BUCK!!! Rents have increased steadily for homes in the area over the last 3 to 5 years!
Forest Lakes in northern Albemarle county is convenient to everything including downtown Charlottesville, UVA, the Medical Center, and NGIC. The National Ground Intelligence Center is just five minutes from Forest Lakes. Out of about 1,400 homes there are just 46 for sale, only 5 distressed properties, and just a scant few for rent. As a property manager for over 45 years, I've rented to thousands of rental residents. Being a property manager in the Central Virginia area, I have recently started renting to single, unattached persons renting for 6 months ONLY. While this is unusual, they are advising me upfront that they will be re-deployed after the 6 months to either Iraq or Afganistan....they are CIA employees or sub-contractors who are attached to the local Rivanna Station facility of the Department of Defense and CIA known as the National Ground Intelligence Command. The Charlottesville area of Central Virginia is used to being ranked HIGH in most Forbes "Places" surveys - Best Places to Live, Best Places to Retire, Best Place for Finding an EXCELLENT Property Manager and NOW we are ranked #11 in Best Small Places for Business and Careers According to their March 25, 2009 online issue.
