Ever the multi-tasker, while driving from here to there, I stopped at a local car wash to clean bird do off my windows. While waiting during the process, I started reading my e-mail on my cel phone. Prospective renters moving into our area of Central Virginia do not understand when I mention the "rental cycle" to them when they ask about lease terms. People moving from larger areas with loads of rental options are often used to the concept of month to month which allows them AND THEIR LANDLORD options for increasing rents and terminating tenancy with 30 days written notice. Each spring - I wonder when someone is going to cry......sometime it is in late April when they realize that they should have rented in March, and sometime it is in early June when they realize there are no local rental homes even NEAR their rent range that they can fit their family/belongings in the school system they want. This year, I had a prospect cry in late March....just after "match day" for UVa Med School (all med schools). March 19th was "match day" for all medical school residents around the country. This is an IMPORTANT "Known" date in many real estate offices around the country where there is a teaching hospital in the area....sort of like the date the old Yellow Page ad listing sales closed used to be in commercial real estate (commercial tenants needed to rent their business address in order to be listed). Our prime renting season started a week ago - the UVa Medical Center residents were matched and they are now looking for area rental housing. Military JAG families have been renting for over a month for homes available this summer and many rent directly sight unseen from my website. I post a selection of my available properties on a rotation basis early in the AM on Craigslist.
