rental property management: A Side BENEFIT of the Economy is the GREAT Selection of Repair Services! - 08/20/09 11:44 PM
I was not aware of this aspect of the real estate recession of the '70s; however, during this economy, there is a GREAT SELECTION of repair personnel in our area. 
Although our area has had a location in Angie's List for almost a year, in the past 5 years, I have had to look for good, quick cleaning services, and some specialty repair services * now they are walking in through my office door.....LITERALLY!

I've had occasion twice in the last two weeks to turn away property owners/property accounts because the property owners wanted me to treat tenants as SECOND CLASS CITIZENS.
The first property owner, after being rude and having discussions with her husband on her cel phone rather than having a 3-way discussion so we ALL could be on the same page, left me a voicemail that after packing her furniture she could not remove the sofa and if the new tenants did not want it, they could hack it up and remove it.  They had built a master suite in the above-level … (5 comments)

Almost every property manager acknowledges that a move-in procedure assists with maintaining a common understanding during the tenancy; however, a MOVE-OUT procedure is equally important in removing any prospect of the property not being left in good condition and ready to re-rent.
I have fixed term leases that end at noon on the 3rd Friday of June and July.  Since I offer my lease renewals in February, I have 3 months to market most available properties for the first of the month after the current lease end date.

During the last several weeks, I have had 3 almost identical discussions at property presentations with would-be client/property owners.  They ALL need to move out of their current homes - for job relocation, down-sizing, or to return to school - and they all do not want to sell their current homes.
Two talked to local Realtors who referred them to me for property management services and one found my professional listings on Craigslist.  One may return to the area and want to keep their current home and all THREE will be renting where they are moving to.

I recently had a prospect caller ask me "what does Property for Lease" mean? 

My signs are printed with my company colors and because I offer ONLY fixed term leases, I elected to have PROPERTY for LEASE on my signs.
Many "ready made" signs have riders with FOR RENT or FOR LEASE which are being used interchangeably which may be sending the WRONG message to prospects.
Typically, property FOR LEASE is for a longer, fixed term - 1 year or longer.  The caller who saw my sign on a rural property with a large house surrounding by fencing and paddocks wanted to know … (8 comments)
