Why is painting your Lockmar Estate house in order to sell so important? How about a major return on investment! According to HomeGain's:  The average price to paint interior walls is $500 to $750, but you will increase a home price by an average of $1,500 to $2,000 -- which can be a 250% return on investment.
You must change:
A bright red accent wall, or your teenager's black-walled bedroom, needs to be painted
over in order to sell. "Beiges, warm beiges and yellows are great choices for wall color
and making a space look more impersonal, "Wallpaper is a deal-breaker, this dates
your home. When trying to sell an older home you want it to feel modern and updated.
Neutralize the color palette throughout the home and neutral doesn't mean white."
The Color to Avoid
Surprisingly, white is the color to avoid “The biggest mistake people make is painting their house entirely white inside thinking it's a neutral color. It's not, it's a bright color.
Ways to find great paint colors
Model Homes are an excellent way to find the latest and greatest colors that are being used by builders. They all use decorators to choose just the right colors for their homes.
As a seller always do your homework before listing your home with a Real Estate Agent: Pick one that lives in your area. They have been in many of the homes in your neighborhood at one time or another. They can give you honest advise on painting and small improvement to make your home more marketable.

      <description>Lockmar Homeowners......First Impressions......The Exterior of Your House.....Get it right the 1st time
Did you know that a first impression can actually make or break the sale?  Its important to make sure that the first impression is a good one.  Choose some of these helpful pointers and it will give the exterior of your property "curb appeal".
Make sure that the sidewalk and front walkway is swept and free of weeds.   Repair any broken or cracked areas of the walkway.   Remove any debris and make sure that there are no obstacles to your house.
Cut the grass and trim the shrubs and keep it cut weekly.  Flowers can really make your home look cheery or place a few potted flowers out front.   In the fall, rake the yard free of leaves.   Hoses should be coiled up and out of the way.
A freshly painted white fence can really freshen the entire landscape.   Don't forget to check the gate.   It should easily open and close, and hang properly on its hinges.
Make sure that your mailbox is in good repair.   A quick painting can really improve the look.   Street numbers should be added to make your house easy to locate.
A fresh paint job on the house is ideal, but if you don't want to spend the extra money make sure that the exterior is clean and free of dirt.  You might consider a fresh coat of paint on the trim and shutters.
If you have a porch, make sure the corners are swept free of cobwebs.  Sweep the flooring and clean out any light fixtures.
Clean the windows to make them shine on the inside and out.   Check your screens and make sure that they are clean and in good repair.
The doorway should be freshly painted or at least cleaned.   Make sure that the doorbell works.   Clean out the light fixtures and replace any bulbs that may be out.
Check your gutters and downspouts.   You might consider replacing any that are in disrepair, especially those in the front of the house or other highly visible areas.
The roof can be one of the most important aspects of the exterior.   Replace any broken or missing shingles.   Remove leaves and branches from top and paint the trim.  If the roof is old and needs to be replaced, consider having the work done before showing the property.
Don't forget about the driveway and garage.   Both should be well swept and free of clutter.   Hang any items that you can on the wall.   Other items should be on shelves.   You might want to have a garage sale to clear out excess items. Make sure you donate leftover items.

Pay off holiday debts before New Year's Eve. "Any debt dragged into 2011 is going to be very expensive," With credit card Interest Rates currently remain high at around 14.7%.  You should pay off your December credit card bill before it even arrives in the mail. Most cards have mid-month due dates, but paying the bill before Jan. 1. this will keep the debt off your credit reports.  You will enter 2011 with a higher credit score.
Don't close the store cards you JUST opened up during the holiday season.So you Saved 10% to 15% off when buying presents on that store credit cards. BUT despite their apparent drawbacks and the fact that a large number of credit inquiries can actually drop your credit score. However, closing these accounts once you've paid off your balance won't repair any damage done over the holidays. If anything, it will lower your score even more since terminating an account right after it was opened tells FICO that you couldn't afford the credit line to begin with. By keeping the card and using it responsibly. "Don't charge more than 10% of the credit limit and you'll be telling the credit company you are responsible. Your score will be back up after 3 months usually.

      <description>Its what we dream about. Retiring to the sun and fun of Florida. Well I happen to live here already and a Realtor so that makes me an expert on some really great places. It seems everyone has there own ideas of what retirement is. We have the golfers, fisherman, sun worshipers and the list goes on.
Brevard County has approx. 5000 properties for sell. We have homes selling for prices we haven't seen for 10 years or longer. We have new construction, rehabbed home, homes that need updating. We also have some really nice house that are in moving condition that aren't short sale or foreclosures. These are the houses I recommend. They have had lots of love and attention over the years. There owners fixed the leak, took care of the A/C, put on a new roof and cleans the carpet when needed.

      <description>Six idea's for creating a great home office
· Privacy is important. Choose a location as far away as possible from children's play areas, the TV room, the kitchen and other hubs of family activity.
* Do you need proximity to the door? Do you receive clients in your office? Make sure they don't have to walk upstairs past the bedroom to attend a business meeting.
* Is the space big enough for office equipment? Buy desk, bookshelves, file cabinets and other furniture that will fit the designated space.
* Get electrical assistance. Your home office will certainly need more outlets than it did before it was an office. Don't rely on power strips. Get expert assistance.
* Add some soundproofing. Consider replacing the drywall with a special soundproofing variety and hang a new solid-core door.
* Decorate thoughtfully. If you're going to be spending a lot of time in your office, and especially if you'll have clients there, take time to choose nice decor.

      <title>Renters are on the Rise and so is Rent prices for 2010</title>
      <description>The recession and shifting demographics will grow the ranks of people who will rent, not buy, housing over the next five years.  By 2015 the % of home ownership will fall to 64%. We haven't seen this  level since 1993-94.
The flip side of this trend is a rising rental rate, which probably will hit 36% by 2015, versus 32.8% in 2004. So roughly 10 million extra folks could be moving into rentals over the next five years.
One of the reasons more young people will rent -65.6% of bachelor-degree recipients held an average of $23,300 in student debt by 2007-08, with both figures setting records. The burden of student debt is not likely to prevent young people from getting married and having households after graduation and finding jobs, it will take away their ability to get a mortgages.
What this could mean for the investor is huge. We are already starting to see good rentals renting in a matter of several weeks. This one in Parkside West rented in 5 days for 1340.00 a month

We have some great 55+ communities to choose from Pine Creek, Grand Isle, Heritage Isle to name a few. Beach-side condos and townhomes at prices we haven't seen in 10 years. If a spacious lot with a great house for your family to visit is on your wish list. We have that also.

      <title>So you pay off your  Credit Card balance each month</title>
      <description>Did you know your credit score could be hurt by large balances, even if you always pay them off, so keeping debt levels relatively low may help your family's scores.
The way account information appears on credit reports,  if you are a heavy card usage it could impact your credit score. A review of your family's credit reports and scores may confirm this fact. It is based on the reporting process.
Banks pass your account information, including balances and limits, along to the credit bureaus , which in turn list that information on your credit report. When you (or a lender) request to see your credit score,( to many new inquiries can hurt you also) the current information on your report gets plugged into a credit scoring formula. The issue for heavy-charging -- but otherwise responsible -- cardholders is exactly when various lenders report information to the bureaus.
Here is an example that will help you understanding
• For the month of June, you run up a balance of $10,000.
• On June 30th, the bank reports your May on-time payment and June balance to the credit bureaus.
• You then pay off your entire balance on the due date of July 1st.
• However, since lenders only report once a month, your credit score on July 2nd still shows that $10,000 balance you have since paid off.
To maintain your score, experts say that card balances shouldn't exceed 30 percent of your credit limits. There are several ways you can insure this doesn't happen to you.
1. pay your credit cards twice during the month( most people are paid bi-weekly)
2. Use more than one card so you can keep each balance under the 30% ratio
3. If you only use the credit card to get the miles or points go right home and pay off that large purchase
Everyone has to watch there own credit scores these days. A lot is riding on great credit. It could even be  your employment these days.

Compare property values and rents A low price can often be justified by a reasonable rent; renters who can afford a high rent can afford to buy instead, so reasonably priced rent is a must. 2. Pay attention to tax laws Don't base your tax investment on current tax laws. The tax code is constantly changing, and a good investment is a good investment regardless of the tax code. The right property with the right financing is what you should look for as an investor. 3. Specialize in something you know Start in a market segment you know and hire a Real Estate Agent that works in the area.  Whether you focus on fixer-uppers, foreclosures, starter homes, low-down payment properties, condominiums you'll benefit from experience by specializing in one aspect of investment real estate properties. 4. Know the costs before getting started What will your operating expenses be? loan payments? Vacancy costs? Taxes? repairs? What does the cash flow statement look like? These are key issues that must be addressed before making a solid investment. Always have cash reserves5. Know where your tenants are coming from Why are people renting in this area?  work, schools, great rental rates etc. 6. Assess the tax situation Taxes are an integral part of successful real estate investing, and they often make the difference between a positive cash flow and a negative one. Know the tax situation, and see how it can be manipulated to your advantage. It may be a good idea to consult a tax advisor. 7. Investigate insurance coverage If a seller's coverage is based on lower-than-current replacement value, your insurance cost may increase when you pay a higher purchase price.
8. Confirm utility costs Ask the local utilities to verify recent utility expenses, especially if any of these costs are included in your tenant's rent. Also it will be harder to rent if utility cost are high. 9. Inspect Make sure that you always perform a thorough inspection of the property before buying it. Never, ever buy any property without at least examining the site. In some cases, hiring professional inspectors to examine the structural mechanical system may be a sound investment.
