It's pretty obvious in Sonoma County that buyer and seller interests have turned towards the holidays. Only 362 homes sold in November 2015 compared to the busy summer month of July 2015 when 545 homes sold.
The median home price slipped yet again, after hitting this years median high of $545K, also in July 2015. It will take a few more months to find out if this is a market trend or if we are just experiencing a slowdown of higher priced home purchases.

The median home price in Sonoma County dipped again during the month of October. We have been watching that number closely after it took a wild swing during the real estate market crash. In January 2012, the median home sale price was $300K, and has been clawing its way back up ever since. Our most recent high was $545K in July 2015, yet now is slipping again.

Home sales in Sonoma County were lower in number than the two previous summer months, but the median home price rose just slightly. The current median home price in Sonoma County is $547K, which means there are still quite a few homes that are under water. The all time high median home sale price was $619K in 2005. Will we get to that price again? Eventually, but I don't know if it will happen during this particular real estate cycle.

 July 2015 was another strong summer month of sales in Sonoma County, with about 40 more homes selling than in June. The median price of a home in Sonoma County, $545K, is the same as it was last month. The all time median high was $619K in August 2005.

Let the race begin! Summer is historically the time of year where we see the most home sale activity. It makes sense, since families don't want to disrupt schooling, especially if they are moving into a new school district. I call this time of year "musical chairs".

Last month, I predicted that the median price of Sonoma County homes sales would stay above the $500K mark for quite awhile, after watching the price dip back down into the $400's time and time again. It looks like that prediction is holding true.
Sonoma County hit a median high of $538K, the highest since the market crash of 2007. The record median high for Sonoma County was $619K back in August of 2005. Here we are almost 10 years later with prices still inching up and up again.

If I were to sum up the real estate market for February 2015 with one sentence, I would say "it really sucks to be a buyer right now". Seriously, the inventory of homes for sale in Sonoma County has been dismal at best for several months with no end in sight. A grand total of 243 homes managed to close (in the ENTIRE country) in February, and the good news is ... that's 15 more homes than what closed in January!

Well ... January 2015 was a typical January. Not many homes closed because not many folks were seriously house hunting from Thanksgiving through Christmas. The total number of sales of Single Family homes for the month of January 2015 was 226. That is down 18% compared to a year ago when 275 units sold.
