Atlantic Beach sales are UP year to year by 47%! Certainly a change from what the media reports, isn't it? And, this is much better than Jacksonville Beach (27%) and Neptune Beach (-47%). Here are the February 2010 stats and 2009 for comparison - 2010 16 Homes Sold Lowest price: $52,500 Highest price: $445,000 Shortest Days on Market: 8 Longest Days on Market: 492 2009 9 homes sold Lowest price: $57,000 Highest price: $714,250 Shortest Days on Market: 4 Longest Days on Market: 342 Ok, this is FABULOUS news - sales are up 77% year over year! The shortest days on market increased 100%, from 4 days to 8 days, which is not major in my opinion. The lowest sold price decreased 8% from year to year, which is not statistically significant,

Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Atlantic Beach, FL for 2008: Active 669 active listings for Single Family Homes (no condos) Pending 147 pending (inspections & financing have been done) Sold 140 sold New Listings 470 Active listings have decreased by 5% year to year, which indicates unmotivated sellers pulling their listings off the market, which is a good thing.
