I know in our hot market that well priced, well presented properties tend to go under contract VERY quickly - sometimes within the first day, depending on the price point.
I've shifted my thought process to check the "Hot Sheet", our local MLS term for new listings, virtually every change, from once a day to several times per day.
Why is this important for buyers and sellers?
A new home for buyers is an opportunity, a new listing for sellers is new competition.  Example: a listing I'm bringing to the market required a price revision based on a new listing that had better systems … (4 comments)

I met with the buyer at her house to see the eviction notice, and confirm who had served it. I took photos as well, to have copies for my files. (LOVE the iPad!)
I had already emailed the local assocation's legal counsel with a thumbnail sketch of the situation to get his input.  (See? Being involved in the local association has major bennies!)
I reiterated to her again to not worry, we would at the very least accomplish two things:

I'm both laughing and grimacing as I type this: a short sale I've had under contract since it went on the market in December is finally ready to close, and of course, we have all of these last minute or seemingly last minute obstacles to overcome, which include the following:
The short sale lender deciding, despite the evidence of a Power of Attorney on all the signatures throughout the accepted, fully executed offer, that they only allow POA's when a party is military, which, of course, does not apply in this case. I apologize - I have never had to deal with such a situation as I'm in right now, and I need a safe place to speak out and receive good solid advice to move forward with.
My buyers are in contract with a non-represented seller, who had her house listed in the local MLS for a flat fee. This post is not about flat fee or full service brokerages and their respective differences.
