Here are the January – March 2010 stats and 2009 for comparison -

39 Homes Sold Lowest price: $87,500 Highest price: $660,000 Shortest Days on Market: 2 Longest Days on Market: 534 2009
40 homes sold Lowest price: $108,000 Highest price: $2,650,000 Shortest Days on Market: 1 Longest Days on Market: 420 Homes sold year over year are almost dead even. Days on market on the short end, effectively “doubled”, however, this is not statistically significant unless we see ALL days on market double, then we have an issue.

Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Jacksonville Beach, FL for the month of September 2008:
Active 314 active listings for Single Family Homes (no condos) Pending 10 pending (inspections & financing have been done) Sold 7 sold New Listings 50 Active listings have decreased by 7% year to year, which is helpful for sellers in a shorter time to sell their home.
Both Pending listings and solds are fairly flat year to year. New listings are down by 25%, another good factor.

Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Jacksonville Beach, FL for the month of October 2008:
Active 284 active listings for Single Family Homes (no condos) Pending 9 pending (inspections & financing have been done) Sold 8 sold New Listings 31 Active listings have decreased by 15% year to year, which is good news overall for decreasing the time it takes to sell a property.
Both Pending listings and solds are fairly flat year to year.

Here are the numbers of active property listings, those under contract, and sold properties for Single Family Homes in Jacksonville Beach, FL for the month of November 2008:
Active 273 active listings for Single Family Homes (no condos) Pending 10 pending (inspections & financing have been done) Sold 7 sold New Listings 31 Active listings have decreased by 9% year to year, which indicates unmotivated sellers pulling their listings off the market, which is a good thing.
The pending listings this month are UP DOUBLE year to year, which is terrific. The sold listings are also UP about 40% from 2007 to this year.
