Median sales price is $159,000 with 2,044 closed sales. Year to date, 9,049 homes sold. Homes sales averaging 84 days.   
 
JACKSONVILLE, Fla. – May’s housing sales reports are now posted by the Northeast Florida Association of Realtors on NEFAR.com. Except where otherwise indicated, statistics reflect combined results for single-family residential and condominium properties.
 
Median sales price for the month was $159,000; a 2.6 increase over May 2013 and higher than April’s $154,990 median. Year to date, the median sales price is up 3.4 percent.

I joined friends and went geo caching today for the first time.
Mind you, I've wanted to do this for over a year, but today was the first day that our schedules aligned. 
Geo caching is the world wide scavenger hunt hobby that anyone can do. As long as you have a GPS, you can download an app, or get a free account on this website: GeoCaching.
We had a blast, and found 8 caches today, which our friends said was a record for them in a short outing (we started at 9:30am, and were at lunch by 12noon).

fl: Tests I Don't Study For - 09/12/13 11:35 PM
I've had the doctor mandated lab work over the past year: not my favorite thing to do, and  I changed docs because I felt labs every two months was a bit much. 
I go to get my labs done this morning, first thing, since they have to be fasting, and I don't do well with that restriction.
A surprise this morning was an additional request, one I've not had before.
Now, I'm sure there are people who prepare for the lab work and eat really well the night before, and drink lots of water, and go to bed early.

I should have posted this PRIOR to the event, but didn't get to do that, so this will have to suffice.
Our Global Business Council sponsored a day long seminar today on our growing international real estate market. 
I had to be there, as the President of NEFAR, for the introductions, and I had planned to stay for part of the day. Turns out, the speakers were fabulous, and I spent the ENTIRE day at the program.

I've had the opportunity to spend over 20 hours this year at City Council meetings in Jacksonville, FL.
Why? To deal with our local sign ordinance issues, as they relate to real estate signage.
Previously, open house signs locally were illegal, and a bill that had permited our profession's open house signs was due to sunset, so we had to work with the City Council on modifying that, and extending it for another three years. Interesting to say the least.
I know Jacksonville residents have a long running issue with all signage, labeling it visual pollution.

Closed sales up 23.7 percent year to date. Sales prices up more than 15 percent year to date and nearly 26 percent higher than a year ago.

Those of us with pets, whether rescued or pure bred, tend to keep an eye on the local animal care centers.

Above is a photo of The Dune House, Atlantic Beach, FL which was designed by a local architect, William Morgan.
The house is actually a duplex constructed of gunite below the dune, with each side having about 1000 SF, a loft bedroom, and 1 bathroom. It's a very unique building, without a doubt.
The architect, William Morgan, has been honored for his work recently: his work has been recognized by the Florida Association of the American Institute of Architects, and the University of Florida.

I managed to get up to Pete's Bar yesterday, Neptune Beach, FL for the annual street celebration - Neptune Beach suspends their open container law, and you can purchase beverages at Sun Dog Diner, Pete's, Carribbe Key, and Lemon Bar.
Needless to say, with fabulous weather, there is no better way to start your Thanksgiving Day!

The nationally televised Republican Presidential Debate will be filmed right here in Jacksonville, FL in January 2012.
5 days before the state primary, the debate will be hosted by the Republican Party of Florida and CNN.
This is a landmark event for Northeast Florida, as we have never had the opportunity to host such an event previously. I will post more info as it becomes available.

I've had quite a few downtown meetings these past two days: meeting with Mayor Alvin Brown as part of the Realtor's association; new member reception at the Jacksonville Regional Chamber of Commerce and today, a meeting of the Team Teal captains at Everbank Field.

We had our quarterly sales meeting this morning, and were treated to motivational speaker Andy Anderson.
His background is primarily military, but his hands on "life is simple" approach is anything but military and his presentation is certainly not what you would expect.
This man launched a new personal financial  management program for the Navy, which has led to his tenets being implemented by thousands of sailors, and helped them navigate the complexes of finances.

I took this last night with my HTC Sensation 4G on the T-Mobile network - love my new phone, and love how the colors came out in this spectacular sunset!
This was taken in South Jax Beach, about .5 mile north of JTB, one of the 3 major east west routes here in Jacksonville. JTB is the southernmost east west route, and has no lights on it, meaning you can get to where you want to be faster.
