foreclosures: Want To Buy A Foreclosure? - 04/29/15 06:51 AM
Many buyers think they are getting a great deal on a foreclosure property.
Some of them are good deals, but I think the great deals in our area are gone for the most part.
What buyers don't know about buying a foreclosure is varied, and depending on their agent, and the listing agent, it might be a great experience or maybe not so much.

Some of the differences in buying a foreclosure vs. an standard owner property include:
There may not be utilities on for inspections. The seller may not permit utilities to be on for inspections. There are no seller disclosures on foreclosed properties.  The … (6 comments)

foreclosures: What Did It Sell For? Jacksonvile Beach, FL - 03/15/15 09:18 PM
I've always enjoyed "checking" myself and the market.

You know, you see something for sale, and you think (either internally or externally) "No way!"

I toured this foreclosure property in Jacksonville Beach twice over the past weekend at the request of two buyers who were interested.

This particular price does not appear at the beach often at all, much less for a single family house: it's listed for $150K.

This is a 3 bedroom,  1 bathroom home with about 1800 SF. Originally built in 1954, a large portion of the space is in an addition that looks … (6 comments)

foreclosures: Jacksonville, FL Foreclosed Homes - 02/26/12 11:38 PM
We all "hear" the market is going to turn around (it already is), and the media will then present some doom & gloom factoids about the continually falling prices (some are more accurate than others).
It's important to remember that real estate is local. So, national numbers aren't as accurate as local numbers.
That being stated, here is a market snapshot of Jacksonville, FL single family home foreclosures, and a two year trend line. As you can see, the highest month in the past two years for foreclosed listings was September 2010.
If you are interested in purchasing a foreclosure, it's … (3 comments)

foreclosures: Foreclosed Homes On Florida's First Coast, Jacksonville Area, FL - 01/17/12 11:46 PM
I honestly don't particularly care for the negative tone of this headline (tell me if you agree or disagree), there is some helpful information in this article.
For example, there are phone numbers here to report overgrown, trashy yards as well as phone numbers for boarded up and/or structural problems with properties, which can help homeowners report these issues to the proper people.
The graph at the top shows how many properties are in foreclosure and how many are bank owned on a county-by-county basis.....and could be a bit misleading, as it does not put those stats in context.  The source … (10 comments)

foreclosures: "Home Ownership Matters" Bus Tour Stop - Jacksonville, 9/23/11 - 09/22/11 06:57 AM
We are fortunate enough to have this bus stopping at our local board's meeting tomorrow at 4670 Salisbury Road from 10:30a-2:30pm.
Home ownership may be under attack but Realtors from the national level to the local level are working hard to encourage public policies that promote responsible, sustainable home ownership. Housing issues should be first on the nation's public policy agenda, as housing and home ownership issues affect ALL Americans.
Issues like the mortgage interest deduction, foreclosures and short sales, affordable financing and available credit don't just affect people who own a home - home ownership shapes communities and strengthens the … (2 comments)

foreclosures: Southside/Intracoastal West REO Inveontory, Jacksonville, FL 2009-2011 - 09/05/11 02:06 AM

This shows the most current activity for foreclosures (REO's) in the Southside/Intracoastal area of Jacksonville, FL.  As you can see, we are at very low levels of these types of homes for sale with a mere 2.5 months.  Notice this is down significantly from June of 2010, when we had 9.49 months of foreclosures for sale. This is yet another indicator we are approaching a normal, balanced market here.

Home sales are up an incredible 187% in the REO (foreclosed) title status in Atlantic Beach, Neptune  Beach, Jacksonville Beach & Ponte Vedra Beach! I’m not 100% certain if this illustrates the market’s hunger for REO/Foreclosed properties, or the fact they are being priced and presented correctly.  Days on … (1 comments)
