New listings push inventory up slightly, but homes selling in average of 86 days. Closed sales hit 1,435; 10.1 percent more than a year ago but lower than December. Prices soften a bit. JACKSONVILLE, Fla.
January 2014 real estate sales and activity is now available from the Northeast Florida Association of Realtors on NEFAR.com. Except where otherwise indicated, statistics reflect combined results for single-family residential and condominium properties.

As many of you may know, I'm buried deep in the Certified International Property Specialist class this week. Today is the last day
I took the full week, all five days: it's tough to be in class for a week, but it's sometimes tougher to get all the required classes in under a particular timeframe if you spread them out.
One of the HUGE advantages of taking classes at my local association NEFAR (Northeast Florida Association of Realtors) is for the designation classes, such as this CIPS, breakfast and lunch were included as part of the registration fee.

I've been in class this week earning my Certified International Property Specialist desgination offered by NAR.
It's been a while (at least a year or two) since I've been in a class for an entire week. Today is Day 3, so at the close of today's class, I'll officially be over the 50% mark.
Why do I take the entire week?? Yes, I could take a class here and a class there, but I prefer to knock it all out at once, so I can submit the application (in this case), and get to use the designation sooner rather than waiting.

Many short sale sellers are in extreme financial distress - so much so that tough choices have to be made.
It's difficult to see a way out, and every dollar is precious.
In the short sale process, there is an appraisal and an inspection, both of which occur closer to closing than many other transactions. The lender/s involved and the buyers are waiting to make sure the seller's bank/s will approve the contract, so typically, these two items happen right before the finish line.

It's time again for the 26.2 With Donna!
What does that mean?
It means we are about to experience THOUSANDS of people running in rememberence of loved ones lost, and in the hope of FINALLY ending breast cancer.
Here at the Beaches, you can expect some road closures, and traffic. There is a full marathon, a half marathon, a relay and a fun run. The course will be open for 7 hours from start time (7:30am from Mayo on San Pablo), so keep in mind that the course will be open until 2:30pm.

neptune beach: New Year's Resolution: Stop Cutting Across Parking Lots! - 01/21/14 05:59 AM

This is inspired by a few recent parking lot incidents, thankfully, none of which resulted in anyone getting hurt.
Here in Jacksonville Beach, we have (apparently) some unique parking lot layouts with multiple access points, which leads to drivers "interpreting" how they can navigate from the entrance point to their desired destination.
While I certainly celebrate individuality, I do not condone cutting across parking lots, and empty parking spaces.
Why? For one reason, that's not what the parking lot designers had in mind. For another reason, neither pedestrians nor other drivers are anticipating these kinds of maneuvers. Other drivers are anticipating … (3 comments)

I just met a photographer at my new listing to take photos.
Why don't I just take those photos myself?
Because I don't have a $7000 camera like he does. I don't have the same "eye" he has. I don't have the professional photo editing software he has. I don't have the skill he has.
I know I "could" take my own photos, however, I know I'm not a professional photographer, despite the desire I have to be better at it.
At the end of the day, I would rather spend the money (in this case $115) for a professional photographer … (15 comments)

2013 finishes strong: 21.7 percent increase in closed sales over 2012; $153,400 median price for 2013 is 15.3 higher than 2012; homes selling in average of 88 days.

neptune beach: Snow Sharks? The Great Whites Visit Jacksonville Beach! - 12/30/13 10:59 AM

It's that time of year again, when the Great White sharks from the Cape and Nantucket (among other points north) come to be "snow sharks" here in Northeast Florida.
Thanks to Ocearch research, and tagged sharks, we can now know where and how the sharks travel, which will continue to provide invaluable information to learn more about sharks.
It's no reason to not visit Florida, especially Jacksonville Beach, Atlantic Beach, Neptune Beach and Ponte Vedra Beach, however.

I know we are all accustomed to convenience stores, and running in to get that little something we need.
For me, lately, it's Tic Tacs.
I smoked a number of years ago, and quit a whlie ago, but I have found that stress sometimes leads me to less than fabulous decisions.
Enter Nicorette! Except, then I was just chomping on Nicorette, which is still nicotine.
I turned the corner a couple of weeks ago, to 100% Tic Tacs.

neptune beach: Trader Joe's & Jacksonville Beach, FL - It's Official! - 10/14/13 10:25 PM

I had blogged about this a month or so ago....before I was REALLY aware it was not yet official. Now, it is offiicial, and I'm (among others) are thrilled.
Why? In this article, it is stated that Trader Joe's may be smaller than Publix on a SF basis, but the bang for the buck factor is HUGE. You can find fabulous wines for $3-$5 a bottle, and they rock their private label inventory, which is wonderful for creative chefs as well.

We've heard this rumor a few times, and it's been a bit challenging to nail down details.
Seems the location rumor could be true, and this would put our first Trader Joe's at the same shopping plaza as our Beaches Realtor Council meets at, and close to the HGTV SmartHome which is located in Paradise Key in South Jacksonville Beach, FL.
I've been to Trader Joe's, but it's been a while - my girlfriend in Gainesville enjoys hers, so I'm thrilled to have an approximate location and approximate target opening date of October 2014.

I love putting my copyright on my photography: after all, it's my image, I captured it, I should "own" it, right?
Having made the conversion full time from a PC background to an iPad junkie, I was having trouble finding how to do this, until I found Over in the App Store.
You can add text, change the font, make it different colors, watermarks - pretty much anything you want to do, and then just save it to your Camera Roll.
It's quick & simple - I just added my copyright to this one in less than a minute:
