I'm training for my second sprint triathlon, coming up quickly in early October on Jekyll Island, GA.
The swimming has been going very well (please notice, I refrained from typing swimmingly!), I joined a pool close to my office, and have been swimming at least 1/2 a mile in the pool a couple of times per week, and have done a mile a few time (36 laps in a 25 yard pool, in case you were curious).

Home sales are up an incredible 187% in the REO (foreclosed) title status in Atlantic Beach, Neptune  Beach, Jacksonville Beach & Ponte Vedra Beach! I worked with buyers this past Saturday & Sunday, and we found a house they were ready to make an offer on.
Being diligent, they had looked online at the property appraiser's website, and found the current assessed value of the property. This led them to believe the property would not appraise at it's current listing price, or anything close to it.
I had to explain the difference between the mass appraisal approach the city takes, versus the one-off kind of appraisal an individual property appraiser would take.

I have read a blog or two recently where the buyers may have navigated themselves, with their agent, to the listing.
Typically, I would prefer to drive, especially with out of town buyers, as I know how to get around town better, since I live here. Let's face it, you would HOPE I would know better how to navigate around town, even with GPS systems.
And, I really enjoy playing the part of "tour guide" telling them Jacksonville, and points of interest.

Most of us know how important it is to re nourish the beaches after they get pounded by tropical storm waves, or heavier storm action.
I realize the noise, and the decrease in public parking are both undesirable, but the long-term gains, and the fact the Federal Government might make the sting a little less worse.
The beach renourishment project will concentrate mainly on Jacksonville & Atlantic Beach, as those are the two larger cities with beaches, and will start at 16th Avenue South, and progress north.

Here are the questions we had for our Beaches NEFAR meeting this morning, for our panel of appraisers, and my notes as to their answers - thought you might enjoy reading!
1.      How do you find comps when there are no recent sales? Are you allowed to go outside the age of the sale and distance from the subject property? Answer: typically they are required to find 2 comparable properties within 90 days and 1 mile.  This is underwriter driven, and the appraisers on our panel preferred to go back further in time than to deviate outside the distance.

Homestead Exemption Application Now Online For Duval Count
The Duval County Property Appraiser's Office now offers an online method to apply for homestead exemption, saving homeowners time and money.
Previously, new homeowners had to either visit the Appraiser's office downtown or submit applications by fax or mail with additional attachments.
The intuitive application asks necessary questions based on responses.
The homestead exemption is a benefit for Florida homeowners which can provide up to $50,000* off the assessed value of a home; lowering property taxes. Once in place, the homestead exemption triggers another state law which limits the increase … (2 comments)

neptune beach: Jacksonville Beach Renourishment Project, Summer 2011 - 06/20/11 12:42 AM
I know you Jax Beach visitors don't REALLY want to hear this, but better now so you can plan in advance!
The renourishment project, handled by the Army Corps of Engineers will start on Friday 7/1/11 (I KNOW!), at the 16th Avenue South public entrance.
Right now, that area is already congested with equipment, and shut off to public parking.
The project will work it's way north, ending in Atlantic Beach.
This is to help our shorelines compensate for natural erosion, which as we know, is a lot less erosion than our neighbor to the south, Ponte Vedra Beach.

neptune beach: Jacksonville Beach Recycling Rewards - 06/14/11 04:40 AM
Our local recyling provider, Southland Waste Systems has recently started the Recyclebank program in Jacksonville Beach.
Being a Jacksonville Beach resident, I have tried to sign up and have not yet completed it; seems my address does not show I have service (which is ironic as I do currently recycle), but that will get fixed.
The basic goal is to increase recycling in Jax Beach, and offers discounts from business as the reward portion.
There are other states using a similar system, and as someone who has recycled almost her entire life, any initiative to help improve recycling is fabulous!

18 homes sold Lowest price: $38,000 Highest price: $835,000 Shortest Days on Market: 0 Longest Days on Market: 449 While the volume of homes sold is down by 6 year over year (or 33% decrease) this is one of the first months in a very long time I’ve seen the lowest priced home sold has INCREASED. And great news it is, as this could indicate some market stability.
