I've always enjoyed "checking" myself and the market.
You know, you see something for sale, and you think (either internally or externally) "No way!"
I toured this foreclosure property in Jacksonville Beach twice over the past weekend at the request of two buyers who were interested.
This particular price does not appear at the beach often at all, much less for a single family house: it's listed for $150K.

I love spring. ABSOLUTELY love spring.
Here in Jacksonville Beach, FL, we get spring a little bit differently than others: some years we have a great long spring, other years we have a very short spring, and go right into Simmer Season. No, that is not a typo: our summers are simmer time to me. It's hot, humid, and if there is no sea breeze, you feel tres warm.

I just met a photographer at my new listing to take photos.
Why don't I just take those photos myself?
Because I don't have a $7000 camera like he does. I don't have the same "eye" he has. I don't have the professional photo editing software he has. I don't have the skill he has.
I know I "could" take my own photos, however, I know I'm not a professional photographer, despite the desire I have to be better at it.
At the end of the day, I would rather spend the money (in this case $115) for a professional photographer … (15 comments)

I know we are running into this more frequently these days, as more homeowners have rented out the past few years, and with the increased market activity, now they are selling.
This particular tenant was very accommodating, he merely asked that I text him when showings were scheduled. I know he works in the restaurant industry, so no showings before 11am was a request, and not difficult to handle.
Everyone was working towards the closing date: the sellers were being incredibly pro active, with the upcoming FEMA flood rules changing, they managed to help the buyers "keep" the same flood … (9 comments)

I stopped into Mezza Luna the other day, a wonderful Italian eatery in Neptune Beach, really because I had to pick up something next door. I hadn't been in to see them for a while, and was pleasantly surprised to see they had made some changes to the place: they used to have two entrances (odd for a restaurant), on that opened into the parking lot (shared with other establishments & City Hall), and one that opened onto First Street.

Maserati is coming to Jacksonville!
If you think of early Jacksonville, and by that I mean pre-1996 when the Jaguars came to town, you may think I'm CRAZY to say this is a winnning combination.
When I first moved here in 1990, there was not quite the array of restaurants, and shopping opportunities that we have now: Louis Vuitton, Mayor's, & Tiffany at Town Center; Capital Grille & Ruth Chris' have locations here as well.
With the attention the NFL has brought to our area, what could be next but a Maserati dealership?

If you have ever visited our area, Jacksonville, FL, you know we are a LARGE area, 853 square miles to be exact.
And, that does not include any other county than Duval. The Jacksonville Chamber of Commerce merged with the Beaches Chamber of Commerce years ago. Our local Realtor Board merged with 4 other associations over the years to become the Northeast Florida Association of Realtors, and the merger really helps service the members more efficiently.
Reading about the St. John's County & Ponte Vedra Beach chambers voting to merge (or, reunite), makes me smile, because with such a large area, … (4 comments)

Ok, so you've lived in Atlantic Beach, Neptune Beach, Jacksonville Beach or Ponte Vedra Beach for the past few years, and you consider yourself an "old hand" at how to navigate the roads during our annual 26.2 With Donna Marathon.
Not so fast, partner.
There are some changes this year that will impact the beaches communities a bit more: the race start is at ATP NOT at Mayo Clinic, and roads may be impacted for 7 hours starting the 7:30am start time.

I love reading about recyling, so this naturally caught my eye: oyster shelly recycling!
I've seen my friends on Nantucket reuse clam shells by running them through the dishwasher for more clams casino, but this is a slightly different type of recycling.
This project can help protect our beaches from erosion, safeguard archaeological sites, and keep those shells from the garbage dump. How cool!

Did you know...Again same as the residential market at "The Beaches" two time this year months of inventory dipped below five months. Last time months of inventory was under five months September 2005.
