Finally my sellers are ready to lower their prices....Maybe I will be able to make their properties move.... Question -- Should I reduce the price all at once for the maximum drama? Or should I split up the price reduction for a lengthier presentation? If so how would you split up the reductions? One reduction will be $10,000 with the new price at $169,900. The other reduction will be $5000 with the new price of $144,900. Thanks for the imput!

I have been in Boise for 20 years....I have raised my children here....Last year for the first time I went to the Botanical garden's ...This sparkling event runs from December 2 to January 8. It fun for the whole family and takes an hour or so. For more details click on the Idaho Botanical Garden website.

I am sort of a politician....I take my stands....My last stand has been published in a local paper... My stand wasn't political....Or at least I don't think so....I think for the most part stores should be closed on major holidays....We really don't need to shop on Thanksgiving or Christmas....We don't need to shop in the middle of the night....Here is a copy of my letter.... We have all had buyers and sellers that are difficult..... I must admit I am trying to get ready for my kids to come home for Thanksgiving so I am not as patient at usual. Last night we found the nicest home and my buyers made their 8th offer (link to the rest of the story)....It was even a good one... Full price less closing costs... I just took my buyers into a home....I called the listing agent and she informed me that the seller was taking the dishwasher.....I know they do sometimes but when you see it there you expect it to be there.....I suggested that she had better put that it excludes the dishwasher since most people would expect it stay since it was there....I talked about agents who had to supply appliances... I suggested that she excludes the dishawasher...Oh well we want to see the home.....I should have been suspicious when the pictures were from the last sale 1.5 years ago....
At our last meeting one of my colleagues asked if anyone had a listing he could open.... At first I looked at him funny....Why would one want to sit in someone Else's listing? I got over that when our agency had the new development.... After a while I sort of realized it would be dumb luck if I ever got any money... Dear buyer.....Last year when I took you out I seemed to only show distressed housing.....You could stop and think for a month or two on a property and it would still be there....You could underbid and be taken seriously....It was the ultimate buyers marker.....
First it started with the REO property under $100k.... It started in early 2011....multiple bids...property was bid up to significantly more than the asking price.... I price my listings after a market analysis at what I hope is a competitive price. In some neighborhoods there is a huge variance of prices.... I give my seller a range and we plan our strategy..... If the home doesn't move I suggest it is time to implement a price reduction... All of a sudden "I don't want to give my home away". In early August my air conditioner broke. I was out of town taking care of my step-mom.... I called a heating and cooling contractor that was recomended by my inspector and sent him to my home. Well he said a capicitor broke on my AC.... I thought I was being clever when I told him to service my furnace.... He told me for the second time that week that there was a major crack in a furnice (this time mine (I will have to pay for it)) and charged me $350 for everything.... About 12 days ago I was trying to protect a client's earnest money from the hospital room. We are still waiting from a reply from the seller. My instints were good about not quite depending on the underwriter to take care of the problems. They took care of 1/3 of the problems but now we have asked for other problems to be dealt with. The sad think is that the deal would serve my clients well but they are nervous. They want a rental that will cash flow and will rise in value. This home will do both. Well I am at the end of the primary season in Idaho. In 11 days I will know if I am successful at convincing enough Democrats to vote for me to stay on the Ballot. It has been an interesting time. Yesterday I made a decision. I should send fliers out to other agents. Now I don't have time to sit there and enter each address of all 4000 agents in my area into my data base but there are the ones who do it to me. So I am going to start entering their data into my data base and I will start group emailing them. By the end of the week I might have 100 people in my data base for the Boise Real Estate market.
