I really don't get it. I have been linking and blogging. originally I did it as another form of advertising but I have learned a lot. My Google and yahoo ranking increased. Especially the Yahoo. Then it dropped.. I disappeared again. I then started rising again slowly. I was impressed. Then just as I thought I figured it out all my yahoo links and ranking went away. Last week I had three people call me to try out their new and different websites... It didn't matter to them that I had two websites and a blog. www.debbieholmes.net, www.homepages.com/debbieholmes1 and this blog. If I just try their product my business will boom and my webranking will skyrocket!!!!!! Sounds to good to be true. I need help. Has anyone worked with First Tennessee? They seem to be servicing First Horizons equity lines of credit. The short sale package seems pretty normal except for the fact that they charge the client for the BPO and they are warning us up front that they reserve the right to go after the deficiency. Anyone have any experience with this? If this is the case how willing our they to write off the deficiency? What can my clients do to protect themselves (or what can I do to protect them?). It happened. At least we signed. The house that was supposed to close on January 30 finally closed today. My seller disappeared the second I got the time from title. I found her 20 minutes before closing. When we got there she told me she forgot to pick up her husband. It is supposed to fund tomorrow. This has been very aggravating and we have 9 addendum's on the contract due to the delay in funding. Sometimes one wishes for a day job. So that is at least one sold on the Boise real estate market.

Before I was a real estate agent this used to be a day off. We as Americans are supposed to celebrate our presidents. Today I will be calling clients and loan officers trying to take advantage that many of my clients have the day off. I also might help my youngest son get ready for National History Day. I had one of the best open houses ever. My partner and I had the house shining. What a difference 18 days of 4 people working plus new carpet, vinyl and paint. Before we bought it people would come in and be overwhelmed about the amount of work that was needed on the house. Today everyone loved it. I must of had 10 couples go through it. I just read a post about real estate hours. Overall, I am an energetic person from 8 AM to about 7 PM. After that I am sort of foggy. I hate writing contracts or handling negotiations is much better if I handle the work in the morning. Of course being a good Boise real estate agent I write contracts and negotiate when I'm tired. I will not negotiate with a bank if I am not feeling sharp. I am razer sharp usually, I am a scientist and can analyze large amounts of data quickly and accurately. I want to give … (6 comments)

Well when I woke up today I had no children to take to school, 1 hour worth of paperwork and one meeting with a client. Sounded easy, I didn't have to drive to Caldwell. I started my paper work and had it done in 1/2 hour (YEAH DEBBIE!!!!). The paperwork was working with a short sale and negotiating a loan with a bank for a client. For a slow market I seem to be busy all of a sudden. I showed house 3 days in the last 4..... I showed my tenant houses and townhouses. He is the best tenant I ever had. I offered him the house he lived in. When I called him he told me he thought he wanted to buy that one. Maybe it will work..... He is talking to the loan officer. It is Saturday and the Boise real estate market is a little slow but I have some active buyers. Today at 10 AM I am showing houses to a new buyer from house values. This will be the second time I actually took a buyer out from them in 8 months. Maybe 8 months is the charm. I seem to be getting more interest from my drip campaign.
